About this comparison
JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on October 20, 2026; check their site for current terms.
Every Utah Home Central figure on this page comes from its own website, utahhomecentral.com, viewed on October 20, 2026. The pages are listed under Sources. We did not use third-party review or comparison sites for its prices or terms.
Where Utah Home Central's site doesn't publish something, we say so rather than fill the gap. Where its own pages word a term differently, we show each version.

Utah Home Central's pricing
Utah Home Central's Pricing & Services page lists one plan, the Flat Fee Listing Plan. There are no tiers. The fee has two parts:
- Listing fee: $200 for homes under 4,000 sq ft, $250 for 4,000 to 6,000 sq ft, and $275 for homes over 6,000 sq ft.
- "Commission (Paid at Closing)": $4,000. The footnote reads: "This fee covers our services. If a buyer's agent brings a buyer, a commission will also need to be offered to that agent."
As of October 20, 2026, these items were not published on the pages we viewed:
- When the listing fee is paid, and whether it is refunded if you cancel or the home doesn't sell.
- What, if anything, is owed if the home doesn't sell.
- Whether the $4,000 applies when you find your own buyer. The plan lists the "Right to find your own buyer" but doesn't say how the fee works in that case.
- The listing term.
Ask for each of these in the listing agreement before you sign.
JupiDoor's Utah tiers
JupiDoor sells three full-service Utah tiers. Each is a flat dollar amount paid at closing through the title company, not a percentage of the price. Details are at /sell/.
- Seller-Managed, $1,150: you handle more of the workload, such as showings and negotiation, with the help the listing brokerage is required to give. Includes the MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support and consulting.
- Virtual Agent, $3,000: everything in Seller-Managed, plus a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
- In-Person Agent, $4,500: everything in Virtual Agent, plus an in-person market analysis, in-person full-service representation, agent-hosted open houses and in-person showings.
The tiers don't change with your home's price or size. JupiDoor also serves Idaho with flat-fee MLS packages. See /list-your-home/ and /compare/best-flat-fee-mls-idaho/.
The math on a $500,000 Utah home
These numbers cover the listing side only. They leave out any buyer-agent commission, title and escrow fees, and other closing costs, which you would owe with either company. Utah Home Central's total is shown for a home under 4,000 sq ft; add $50 or $75 for larger homes.
| Option | Total listing-side fee | Difference from Utah Home Central at $4,200 |
|---|---|---|
| Utah Home Central, under 4,000 sq ft | $200 + $4,000 = $4,200 | — |
| JupiDoor Seller-Managed | $1,150 | $4,200 - $1,150 = $3,050 less |
| JupiDoor Virtual Agent | $3,000 | $4,200 - $3,000 = $1,200 less |
| JupiDoor In-Person Agent | $4,500 | $4,500 - $4,200 = $300 more |
For a home over 6,000 sq ft, Utah Home Central's total is $275 + $4,000 = $4,275, and JupiDoor's In-Person Agent is $4,500 - $4,275 = $225 more.
Both fees stay the same as the price rises. For reference, a 3% listing commission on $500,000 is $15,000. That is a listing-side figure only; a buyer-agent commission would be on top in that scenario too.
The closest like-for-like match is probably Utah Home Central against JupiDoor's In-Person Agent tier, since both include an agent who negotiates, professional photos, a sign and a lockbox. JupiDoor's In-Person Agent tier also lists agent-hosted open houses and in-person showings; Utah Home Central lists open house promotion, staging assistance and a showing scheduling service. Read both lists and decide which items matter to you.
Buying a home: up to 35% vs JupiDoor's 1%
Utah Home Central's Buyer Reward Program page says "Up to 35% Cash Back" and "We give you back up to 35% of that commission after closing." Its FAQ says it is a cash rebate you can use however you like. The page doesn't say what decides whether you get the full 35%, or list conditions such as lender approval.
In Utah, buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. JupiDoor keeps a 2% minimum, so there is no cash back when the commission it receives is 2% or less. It is paid as a closing credit, a check or a commission adjustment. Terms are at /cashback/.
| $500,000 purchase | Utah Home Central, at the full 35% | JupiDoor cash back |
|---|---|---|
| Seller offers 3% ($15,000) | 35% × $15,000 = up to $5,250 | 1% of $500,000 = $5,000 |
| Seller offers 2% ($10,000) | 35% × $10,000 = up to $3,500 | $0 |
Utah Home Central's figures are maximums, since its page says "up to". Get either company's terms in writing, in the buyer broker agreement, and check that your lender allows the credit.
Who each one fits
Utah Home Central may be the better fit if:
- You want one plan that includes professional photos, staging assistance, a sign, a lockbox, a showing scheduling service and negotiation, at about $4,200.
- You're selling in Davis, Salt Lake, Utah, Wasatch, Washington or Weber County and want a South Jordan brokerage that says it has "over 20 years of success".
- You're buying in Utah and the seller is offering less than 3%, where its up-to-35% rebate can still pay something.
JupiDoor may be the better fit if:
- You want every fee paid at closing. Utah Home Central's site doesn't say when its listing fee is due.
- You want a lower fee and are willing to take on some of the work yourself (Seller-Managed or Virtual Agent).
- You want an agent to host open houses and do in-person showings as part of the fee (In-Person Agent).
- You're selling in Cache, Box Elder, Iron, Summit or Tooele County, or in Idaho. See /list-your-home/.
Whichever you choose, read the listing agreement before you sign. Check every fee, when each is due, what happens if the home doesn't sell, and how you can cancel.
