About this comparison
JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on October 12, 2026; check their site for current terms.
Every Clever figure here comes from Clever's own website, listwithclever.com, viewed on October 12, 2026. We used its homepage, its FAQ, and its Utah and Idaho agent pages. They are listed under Sources.
Clever also publishes a lot of review and comparison content about other real estate companies. We didn't use any of it here. This page only reports what Clever says about its own service.
Where Clever's site doesn't publish something, we say so. Two gaps matter most for Utah and Idaho sellers and buyers, and we cover them in their own section below.
JupiDoor is a licensed real estate brokerage, Jupidoor LLC. Its Principal Broker is Mike Heslop, licensed since 2015. It serves Utah and Idaho.
Side by side
This table covers the listing side only. It leaves out any buyer-agent commission for both companies, because you decide that amount separately.
| JupiDoor | Clever (partner agent) | |
|---|---|---|
| How it works | You list directly with JupiDoor, the brokerage | Clever matches you with a partner agent from another brokerage. You list with that agent. |
| How the fee works | Flat dollar amount | Percentage of the price, with a minimum |
| Fee on a $500,000 home | Utah: $1,150, $3,000 or $4,500. Idaho: $399, $499, or $499 + 0.5% ($2,500) = $2,999. | 1.5% = $7,500 |
| Minimum | None; the fee is fixed | $3,000 |
| What's included | Utah: three full-service tiers, from MLS listing, paperwork and disclosures (Seller-Managed) up to in-person representation, showings and open houses (In-Person Agent). Idaho: flat-fee MLS packages, plus a Full Service Realtor package. | Full service from the partner agent. Clever's FAQ lists a CMA and pricing strategy, professional photography and staging advice, MLS listing and syndication, digital marketing, showings and open houses, offer review, negotiation and paperwork, and closing coordination. |
| Who handles showings and negotiation | Depends on the tier. On Utah Seller-Managed and Idaho MLS Starter and MLS Premium, you do. On Utah Virtual Agent and In-Person Agent, and Idaho Full Service Realtor, JupiDoor negotiates. In-Person Agent includes in-person showings. | The partner agent |
| When you pay | Utah: at closing. Idaho: MLS Starter and MLS Premium up front; Full Service Realtor $499 up front plus 0.5% at closing. | At closing |

How Clever's referral model works
Clever's FAQ describes Clever as a licensed real estate brokerage, but it is not the company that lists your home. It works as a matching service. Its FAQ says it "connects home sellers and buyers with top-performing local real estate agents at pre-negotiated reduced commission rates."
Clever describes the process in steps. You enter a few details about your sale. Clever picks two or three local agents and sends you the matches by text, email and your Clever dashboard. You interview them and choose one. If you don't like your matches, you can ask for more or walk away.
The agents come from other brokerages. Clever's homepage and FAQ name Keller Williams, Century 21, RE/MAX, Coldwell Banker and eXp Realty, among others. Clever says partner agents must meet minimum standards for experience, performance and customer satisfaction.
Your contract is with the agent. Clever's FAQ says: "You never sign a binding agreement with Clever." If you choose a partner agent, you "sign a standard listing agreement or buyer agency agreement with that agent (not with Clever), based on the norms in your local market."
Clever is paid by the agent. Its FAQ says Clever "earns a referral fee from the agent's commission when a transaction closes," and only if you buy or sell through one of its agents. The agent agrees to this up front and factors it into the pre-negotiated rate. Clever doesn't publish the size of that referral fee.
Matching is free. Clever's FAQ says you can request matches, interview agents and walk away "at no cost." You pay nothing to Clever directly. You pay the listing fee to the agent's brokerage at closing.
Referral arrangements like this are common in real estate. The practical point for you is simple. The agent you hire works under their own brokerage and its listing agreement. Read that agreement, not just Clever's website, before you sign.
Clever's published rate
Clever's homepage says partner agents "have agreed to offer Clever customers our special rate: just a 1.5% listing fee ($3,000 minimum)." Its FAQ says that if you sell with a partner agent, "you pay a pre-negotiated 1.5% listing fee ($3,000 minimum) at closing."
The rate is a percentage of the home's price. Clever's own FAQ example uses a $400,000 home: 1.5% of $400,000 = $6,000.
The $3,000 minimum matters on lower-priced homes. 1.5% of $200,000 = $3,000, so below a $200,000 price the minimum is higher than 1.5%. For example, 1.5% of $150,000 = $2,250, but the minimum is $3,000.
The listing fee doesn't include a buyer's agent. Clever's FAQ says: "You'll also offer a buyer's agent commission, which is separate and negotiable."
Extra services may cost more. Clever's FAQ says that if you need services beyond the standard package, "your agent can likely accommodate them, though some may involve an extra fee." Which services and what fees were not published on their site as of October 12, 2026.
What we couldn't verify for Utah and Idaho
Two things on Clever's site were not clear for Utah and Idaho as of October 12, 2026. Ask Clever, or the partner agent, to confirm both in writing.
- A Utah or Idaho rate. Clever's Utah and Idaho agent pages don't state a rate. They say you can "compare top UT realtors and unlock special rates" (and the same for Idaho). The 1.5% and $3,000 minimum figures come from Clever's homepage and FAQ, which describe the service nationally.
- Whether Utah and Idaho are cash back states. Clever's FAQ says the buyer's home must be "located in one of the 41 states that allow commission rebates." The list of states is shown on a map we did not read, so we can't tell you whether Utah or Idaho is included.
- The listing agreement. Cancellation terms, the listing term and what happens if the home doesn't sell are set by the partner agent's agreement. Those terms were not published on Clever's site as of October 12, 2026.
- The referral fee. Clever says the agent pays it out of the commission, but the amount was not published on their site as of October 12, 2026.
The math on a $500,000 home
These figures are the listing fee only. They leave out any buyer-agent commission, title and escrow fees, and other closing costs, which you would owe with either company. They assume Clever's national 1.5% rate applies in your state.
| Option | Listing fee on $500,000 | Compared with Clever at 1.5% ($7,500) |
|---|---|---|
| Clever partner agent | 1.5% = $7,500 | - |
| JupiDoor Utah Seller-Managed | $1,150 | $7,500 - $1,150 = $6,350 less |
| JupiDoor Utah Virtual Agent | $3,000 | $7,500 - $3,000 = $4,500 less |
| JupiDoor Utah In-Person Agent | $4,500 | $7,500 - $4,500 = $3,000 less |
| JupiDoor Idaho MLS Starter | $399 | $7,500 - $399 = $7,101 less |
| JupiDoor Idaho MLS Premium | $499 | $7,500 - $499 = $7,001 less |
| JupiDoor Idaho Full Service Realtor | $499 + 0.5% ($2,500) = $2,999 | $7,500 - $2,999 = $4,501 less |
Because Clever's rate is a percentage, the gap grows with the price. On a $700,000 home, 1.5% = $10,500, while JupiDoor's Utah tiers stay at $1,150, $3,000 and $4,500. JupiDoor's Idaho Full Service Realtor package also scales: 0.5% of $700,000 = $3,500, plus $499 = $3,999.
On a lower-priced home the gap narrows. On a $200,000 home, Clever's fee is the $3,000 minimum. That equals JupiDoor's Utah Virtual Agent fee and is $1,500 less than In-Person Agent.
The services aren't identical across these rows. A Clever partner agent provides full service, including showings and open houses. The closest JupiDoor matches are its Utah In-Person Agent tier and its Idaho Full Service Realtor package. The lower JupiDoor tiers cost less because you take on more of the work.
JupiDoor's Utah tiers
In Utah, JupiDoor sells three full-service tiers. Each is a flat dollar amount paid at closing through the title company. Details are at /sell/.
- Seller-Managed, $1,150: you handle more of the workload, such as showings and negotiation, with the help the listing brokerage is required to give. Includes the MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support.
- Virtual Agent, $3,000: adds a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
- In-Person Agent, $4,500: adds an in-person market analysis, in-person full-service representation, agent-hosted open houses and in-person showings.
JupiDoor's Idaho packages
In Idaho, JupiDoor sells flat-fee MLS packages paid up front, plus one full-service package. Details are at /list-your-home/.
- MLS Starter, $399: an MLS listing syndicated to the major listing sites, documents and comps. Buyer calls go to you, and you handle showings and negotiation.
- MLS Premium, $499: adds more photos, unlimited MLS changes and open house postings, offer reviews and consulting, and handling of paperwork. Calls still go to you.
- Full Service Realtor, $499 up front plus 0.5% at closing: JupiDoor takes the phone calls, handles the paperwork and provides full negotiation support, with a one-on-one virtual meeting, a for-sale sign and a lockbox.
Buying a home: Clever Cash Back vs JupiDoor's 1% in Utah
Clever's FAQ describes Clever Cash Back this way. When you buy an eligible home through a partner agent, you get $250 after closing, or $500 if you buy and sell with Clever. It is paid digitally by email, typically within 30 days of closing.
To qualify, Clever says the home must be worth at least $50,000 and be in one of the 41 states that allow commission rebates. As noted above, we couldn't confirm whether Utah or Idaho is on that list.
In Utah, buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. JupiDoor keeps a 2% minimum, so there is no cash back when the commission it receives is 2% or less. It is paid as a closing credit, a check or a commission adjustment. It is available in Utah only, not Idaho. Terms are at /cashback/.
Example on a $500,000 Utah purchase where the seller offers 3%: 1% of $500,000 = $5,000 back with JupiDoor. Clever's published amount is $250, or $500 if you also sell with Clever, if your state qualifies.
The conditions differ. JupiDoor's 1% depends on the seller offering a 3% buyer-agent commission. Clever's published amount is a flat $250 or $500, and eligibility depends on the home's value and your state, not on the commission. For more on buyer rebates, see /buy/guides/.
Reviews
Clever's FAQ cites a "5.0-star Trustpilot rating across 4,000+ verified customer reviews." Its homepage says it is "Rated 5-out-of-5 stars on independent review site Trustpilot (3,000+ reviews)." The two counts differ, so check Trustpilot directly for the current figure.
Who each one fits
Clever may be the better fit if:
- You want a traditional full-service agent from a large brokerage, and a lower percentage than a typical listing rate.
- You'd like to interview two or three agents before choosing one.
- You're selling or buying outside Utah and Idaho, or moving between states, since Clever says it covers all 50 states and Washington, D.C.
- You'd rather not do any showings, calls or negotiation yourself.
JupiDoor may be the better fit if:
- You want a fixed dollar fee that doesn't grow with your sale price.
- You're willing to handle some of the work yourself to pay less (Utah Seller-Managed or Virtual Agent, or Idaho MLS packages).
- You want full in-person service in Utah at a flat fee (In-Person Agent).
- You'd like to choose the listing brokerage yourself rather than through a matching service.
- You're buying in Utah and want a published 1% cash back term.
Whichever you choose, read the listing agreement before you sign. Check the fee, when it's due, what happens if the home doesn't sell, and how you can cancel.
