- Mapleton adopted a transferable development rights ordinance in 1998 to protect the foothill bench and other sensitive land. Owners of hillside land in the CE-1 zone could deed land to the city or record a conservation easement in exchange for TDR certificates, which developers then used to build at higher density in receiving zones such as PRD and PD. The city stopped accepting new sending sites in 2010. For buyers, it means much of the bench is preserved, and some subdivisions have smaller lots than the base zone would allow.
- Yes, most do. Mapleton Public Works runs a pressurized irrigation system that delivers untreated water from wells, rivers and runoff between mid-April and mid-October. It is separate from the culinary drinking water system and costs less for outdoor watering. Residential service lines are usually one inch. The city maintains the line up to the first fitting past the meter, and the homeowner owns everything from there into the sprinkler system, so buyers should check the condition of those lines and valves.
- Mapleton is in the Nebo School District, which serves southern Utah County, and buyers should confirm elementary, junior high and high school assignments by address with the district. US-89 is the city's only regional highway, running along its western edge between Springville and Spanish Fork, and US-6 skirts the southern border toward Spanish Fork Canyon. I-15 does not enter Mapleton, so most commuters reach it through Springville or Spanish Fork, and the Mapleton Parkway Trail links north to Springville's Hobble Creek Trail.
