Utah Valley
JupiDoor in Provo
Provo began as Fort Utah in 1849 and sits at about 4,550 feet on the east shore of Utah Lake, with Y Mountain and Rock Canyon directly above town. Brigham Young University, founded as an academy in 1875, sits at its center, and the neighborhoods closest to campus hold a large share of student housing. Older homes fill Joaquin, Maeser and Franklin near downtown, while Edgemont, Sherwood Hills and Indian Hills climb the north benches. BYU, Utah Valley Regional Medical Center and Vivint are among the largest employers.
Provo sits in Utah County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Provo
Joaquin
Joaquin sits between downtown and BYU and is named for one of the Ute guides of the 1776 Dominguez-Escalante expedition. Older single-family homes mix with apartment buildings and converted rentals. Buyers include investors, parents buying for students, and owners who want a walk to campus and Center Street.
Maeser
Maeser, in the central district east of downtown, holds some of Provo's older housing, including early 20th-century homes and bungalows on tree-lined streets. Many houses have been restored, while others are split into units. Buyers tend to be people who want older architecture close to downtown shops and restaurants.
Edgemont
Edgemont is on the north bench near the mouth of Provo Canyon, with mid-century and later single-family homes on larger lots. Its streets sit close to the Provo River Parkway and trails into the foothills. Buyers include university staff and established households looking for space and canyon access.
Rock Canyon and Sherwood Hills
These north-district neighborhoods sit on the benches below Rock Canyon, with single-family homes, many with valley and lake views. The Rock Canyon trailhead and park are close at hand. Buyers here generally want larger homes near hiking and climbing, and a quieter setting away from the campus core.
Grandview
Grandview North and Grandview South sit on a rise on the northwest side of Provo, west of the Provo River. Housing is mostly mid-century ramblers and split-levels with basements. Buyers include first-time owners and people wanting a modest single-family home with easy access to I-15 and University Parkway.
Riverbottoms
Riverbottoms follows the Provo River in the north part of the city, with larger single-family homes on bigger lots near the Provo River Parkway trail. Buyers are often established households who want trail access and a residential setting while staying a short drive from BYU and Orem.

Flat rate vs percentage
What a flat rate changes in Provo
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Provo market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Provo
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Provo questions
- Anyone who owns or operates a rental dwelling in Provo needs a rental dwelling license under Provo City Code chapter 6.26, which requires proof of ownership, identification and zoning approval. There are limited exceptions for owners temporarily away for work, study or health reasons. Short-term rentals of less than a month are handled separately and require a commercial business license classified as a short-term rental under code chapter 6.33. Buyers purchasing a home as a rental should confirm the license status and allowed occupancy with the city before closing.
- Brigham Young University requires all single undergraduate students to live in BYU on-campus housing, BYU off-campus contracted housing, or with qualifying family members during their first two semesters. That policy concentrates approved student apartments and rentals in the neighborhoods closest to campus, such as Joaquin, Pleasant View and the University neighborhood. It is a big reason these areas have a mix of single-family homes, converted houses and apartment buildings. Homeowners selling nearby should expect interest from investors and parents as well as owner-occupants.
- Almost all of Provo is served by Provo City School District, which runs thirteen elementary schools, two middle schools and three high schools, including Provo High and Timpview High. For transit, Provo Central station is a stop on the FrontRunner commuter train to Salt Lake City and Ogden and also serves Amtrak's California Zephyr. The UVX bus rapid transit line connects Provo Central, downtown, BYU and Utah Valley University in Orem. Provo Municipal Airport offers commercial flights and is one of Utah's busiest airports by take-offs and landings.
- Provo homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
