Cache Valley
JupiDoor in Logan
Logan was settled in 1859 where the Logan River leaves its canyon into Cache Valley, and it grew up around the Logan Temple, the Tabernacle and what is now Utah State University. The downtown blocks form the Center Street Historic District, and nearby streets hold Victorian and early 1900s homes, many converted to rentals near campus. Postwar and newer subdivisions spread onto the east bench and the valley floor toward the Logan River Golf Course. USU, Space Dynamics Laboratory and local manufacturers shape the market, along with landlords and university households.
Logan sits in Cache County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Logan
Adams
Adams is one of Logan's oldest and most densely populated neighborhoods and the gateway to Utah State University. Single-family homes, many from the early 1900s through midcentury, sit beside apartments and converted student rentals, and the historic Temple area is here. Buyers include investors, university staff and owner-occupants willing to restore older homes.
Hillcrest
Hillcrest sits on the east bench north of campus and is mostly built out, with midcentury and newer single-family homes, recent subdivisions such as Deer Pen, and some townhomes along 1200 East. The city has downzoned larger-lot areas east of 1600 East, and buyers are usually USU faculty and households wanting owner-occupied streets.
The Island (Wilson)
The Island, now part of the Wilson neighborhood, was first settled as small farms on land between the Logan River and the Little Logan River below the bench. Today it mixes older single-family homes, infill housing and some multifamily buildings among canals and river trails, and draws buyers who want older homes close to downtown and campus.
Woodruff and the Historic Core
Woodruff covers Logan's west side, including the historic core between Main Street and 600 West, where a gridded street pattern holds older homes of varied sizes, plus newer housing along 600 West toward the Logan River Golf Course. Buyers include first-time owners and people wanting a larger lot close to downtown.
Center Street Historic District
The Center Street Historic District, listed on the National Register in 1979, covers downtown roughly between 200 North, 200 South, 200 East and 600 West. It is mostly commercial and civic, with the Tabernacle and older homes on its edges, and draws buyers who want a walkable location near the Ellen Eccles Theatre and Main Street.

Flat rate vs percentage
What a flat rate changes in Logan
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Logan market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Logan
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Logan questions
- Logan requires every owner of a rental unit to hold a landlord business license, with a narrow exemption for an owner-occupied home rented temporarily because of hospitalization or a job assignment of up to three years. Rentals must meet zoning and building code standards, and occupancy is limited to three unrelated people or one family plus one person per unit, disclosed in a written lease. Accessory dwelling units require a building permit and a declaration of owner occupancy, and short-term rentals are governed by section 17.37.130 of the Land Development Code.
- Most of the city is served by Logan City School District, headquartered at 101 West Center Street, which runs Logan High School and the city's junior high and elementary schools. Surrounding Cache Valley towns are in the separate Cache County School District, so homes near city edges should be checked by address. Neighborhood school assignments have changed recently: for example, Hillcrest Elementary is now a dual language immersion school only, and non-immersion students in that area attend Adams Elementary.
- Cache Valley's bus system, now called Connect Transit, runs zero-fare routes across Logan and neighboring valley cities, with service to Utah State University and downtown. USU also runs campus shuttles. There is no FrontRunner or TRAX service in Cache Valley, so trips to the Wasatch Front are usually by car on US-89/91 through Sardine Canyon toward Brigham City and I-15. US-89 also continues east through Logan Canyon, a National Scenic Byway, to Garden City and Bear Lake.
- Logan homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
