Southeast Idaho
JupiDoor in Chubbuck
Chubbuck borders Pocatello on the north, on the flat Snake River Plain at about 4,470 feet, with Interstate 86 and U.S. 91 (Yellowstone Avenue) running through it. It grew from a railroad siding named for conductor Earl Chubbuck, where sugar beets were loaded, and has turned down several proposals to merge with Pocatello since the 1960s. Pine Ridge Mall and much of the area's retail sit here. Housing runs from older neighborhoods near Yellowstone Avenue to 1990s subdivisions, newer townhomes and flat acreage and horse property on the north edge.
Chubbuck homes are listed on the Pocatello MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge
What sellers in Chubbuck should know
Several Chubbuck subdivisions get pressurized irrigation from the Fort Hall Irrigation canal system, so tell buyers whether your lot has it and where the backflow device is.
Chubbuck students are assigned to Pocatello/Chubbuck District 25 high schools by boundary, which in 2018 put the area north of Siphon Road and west of Hawthorne Road with Highland.
Horse and acreage properties on Chubbuck's north side draw a specific buyer, so document fencing, outbuildings, irrigation and exactly which animals the zoning allows.
Homes near Pine Ridge Mall and Yellowstone Avenue draw buyers who want to walk to shopping, but some also ask about traffic, so be ready to describe the street itself.
If you added a basement apartment or backyard unit, bring the permit, because Chubbuck has required owner occupancy of one unit and an extra off-street parking space.

FAQ
Chubbuck questions
- There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- Chubbuck homes are listed on the Pocatello MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- Some do. Several Chubbuck subdivisions were built with a separate pressurized irrigation system that pipes untreated water from the Fort Hall Irrigation canal system, through a pump station and lines in the street, to a connection on each lot for watering lawns. That water is for landscaping only and cannot be connected to the city's drinking water, and connections need a permitted backflow device. Homes outside those subdivisions water on city culinary water, which the City of Chubbuck Public Works department supplies.
- Chubbuck is part of Pocatello/Chubbuck School District 25. Chubbuck Elementary and Rulon M. Ellis Elementary are inside the city, and some Chubbuck addresses are zoned to Syringa, Wilcox or Tyhee elementary schools. Middle and high school students attend schools in Pocatello. The district ended open high school choice in 2018 and now assigns Highland, Century and Pocatello high schools by boundary, so check a specific address with the district. Conner Academy is a public charter option in the area.
- Chubbuck's zoning code has allowed accessory dwelling units in its residential zones. In R-1, R-2 and R-2P, approval is simpler with neighbors' consent and otherwise needs a conditional use permit. The code has required the owner to live in one of the units, capped most units at 1,000 square feet, and required one extra off-street parking space. Idaho passed Senate Bill 1354 in 2026, which treats ADUs as a by-right residential use, so confirm current rules with the city's planning office.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
