JupiDoor vs Flat Rate Homes in Utah

By Mike Heslop, Principal Broker & Owner of JupiDoor (Utah license 7941538-PB00, Idaho license DB54652) · Updated October 20, 2026

Quick answer

Both are Utah brokerages that charge a flat dollar amount at closing instead of a percentage. Flat Rate Homes publishes one seller price, $1,950, with $0 up front and cancel-anytime terms. JupiDoor's Utah tiers are $1,150, $3,000 or $4,500, paid at closing, depending on how much an agent does. Buyers: Flat Rate Homes refunds the buyer-agent commission above its $1,950 fee; JupiDoor gives 1% back when the seller offers 3%.

  • Flat Rate Homes' plans page lists a $0 upfront fee, a $1,950 listing-side commission and "$1950 + Buyer Side Commission" as the total due at closing.
  • Its site says a full-service agent handles showings, paperwork, offers and negotiation. Its FAQ also says you choose how showings and inquiries are handled.
  • Flat Rate Homes' "Sold in 3 Month Guarantee" waives a closing fee in Davis, Salt Lake and Utah counties if there's no offer in 90 days. Its FAQ says that fee is $1,950; its Terms of Use say $650 and add a price limit of under $500,000.
  • JupiDoor's Utah tiers are Seller-Managed $1,150, Virtual Agent $3,000 and In-Person Agent $4,500, all paid at closing.
  • Neither company's listing fee includes a buyer-agent commission. With both, you decide what to offer.
  • Flat Rate Homes serves Utah. JupiDoor serves Utah and Idaho.

About this comparison

JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on October 20, 2026; check their site for current terms.

Every Flat Rate Homes figure on this page comes from its own website, flatratehomes.com, viewed on October 20, 2026. The pages are listed under Sources. We did not use third-party review or comparison sites for its prices or terms.

Where Flat Rate Homes' site doesn't publish something, we say so rather than fill the gap. Where its own pages disagree with each other, we show each figure and where it appears.

Flat Rate Homes describes itself as a "Licensed Full Service Real Estate Brokerage currently serving all of Utah." Its Terms of Use name the company as The Flat Rate Group, Inc., a Utah corporation, dba Flat Rate Homes. Its site doesn't name its Principal Broker or publish a license number.

JupiDoor is a licensed real estate brokerage, Jupidoor LLC. Its Principal Broker is Mike Heslop, licensed since 2015. It serves Utah and Idaho.

Flat Rate Homes' seller pricing

Flat Rate Homes' homepage headline is "Sell ANY HOME for $1950*". The asterisk's footnote didn't appear in the page text we viewed. Its plans page compares itself with DIY flat-fee companies and traditional agents, and lists these terms for Flat Rate Homes:

  • Upfront fee: $0.
  • Listing side commission: $1,950.
  • Buyer side commission: "You Decide".
  • Hidden transaction fees: $0.
  • Total due at closing: "$1950 + Buyer Side Commission".
  • Contract term: "Cancel Anytime".
  • Unrepresented buyer discount: "Yes", with no amount given.

The plans page shows a single plan. No tiers or upgrade prices were listed. The FAQ says optional upgrades, such as photo services or custom signage, have their own fees, paid "up-front / At Closing" as each plan defines. The homepage lists professional photography "(If desired)". We found no price for it on the pages we viewed.

The FAQ also says a free metal brokerage sign comes with each listing, and that each seller is assigned a local professional agent. Its FAQ says the company's average client "only pays 2.5% to sell their home". The site doesn't say how that average is figured.

The 3-month guarantee, and why two figures appear

Flat Rate Homes advertises a "Sold in 3 Months Guarantee". Its two descriptions of the guarantee give different amounts and conditions.

  • FAQ: if the home has been active on the MLS for 90 days and hasn't gone under contract or received an offer, "we will waive the $1950 closing fee associated with our standard listing plan when the home is sold." The home must be in Davis, Salt Lake or Utah County.
  • Terms of Use: the brokerage agrees "to waive the $650 closing fee, as outlined in the standard plan" and keep providing services until closing, if all five conditions are met. No offers in the first 90 days; in Davis, Salt Lake or Utah County; active on the MLS for 90 days; "under $500,000"; and listed at or below the suggested value in the seller's free market analysis (CMA).

The Terms of Use add that the guarantee ends if you cancel the listing, that no credit or refund is issued under it, and that it isn't available if you relist with the brokerage. The plans page labels it "Sold or free guarentee*" with "Terms and conditions may apply."

By the Terms of Use wording, a home priced at $500,000 or more doesn't qualify. We don't know which closing-fee figure Flat Rate Homes would apply to you. Ask for the guarantee terms in writing, in the Exclusive Agency Agreement, before you sign.

JupiDoor's Utah tiers

JupiDoor sells three full-service Utah tiers. Each is a flat dollar amount paid at closing through the title company, not a percentage of the price. Details are at /sell/.

  • Seller-Managed, $1,150: you handle more of the workload, such as showings and negotiation, with the help the listing brokerage is required to give. Includes the MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support and consulting.
  • Virtual Agent, $3,000: everything in Seller-Managed, plus a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
  • In-Person Agent, $4,500: everything in Virtual Agent, plus an in-person market analysis, in-person full-service representation, agent-hosted open houses and in-person showings.

The tiers don't change with your home's price. JupiDoor also serves Idaho with flat-fee MLS packages. See /list-your-home/ and /compare/best-flat-fee-mls-idaho/.

The math on a $500,000 Utah home

These numbers cover the listing fee only. They leave out any buyer-agent commission, optional upgrades, title and escrow fees, and other closing costs, which you would owe with either company.

OptionListing feeDifference from Flat Rate Homes at $1,950
JupiDoor Seller-Managed$1,150$1,950 - $1,150 = $800 less
JupiDoor Virtual Agent$3,000$3,000 - $1,950 = $1,050 more
JupiDoor In-Person Agent$4,500$4,500 - $1,950 = $2,550 more

Flat Rate Homes' $1,950 includes a full-service agent, by its own description. On published price, that is below JupiDoor's Virtual Agent and In-Person Agent tiers. JupiDoor's Seller-Managed tier costs less, but you do more of the work yourself.

Both fees stay the same as the price rises. For reference, a 3% listing commission on $500,000 is $15,000. That is a listing-side figure only; a buyer-agent commission would be on top in that scenario too.

The services aren't identical. JupiDoor's Virtual Agent and In-Person Agent tiers include professional photography; Flat Rate Homes lists it as optional and unpriced on the pages we viewed. JupiDoor's In-Person Agent tier includes agent-hosted open houses; Flat Rate Homes' pages don't mention open houses. Compare what's included, not only the fee.

Buying a home: Flat Rate Homes' refund vs JupiDoor's 1%

Flat Rate Homes' buyer page says its "$1950 fee comes from the traditional agent commission that's paid upon closing", and that "we will refund you any commissions paid to us that are above our $1950 minimum commission." You can take the refund as a price reduction or as a check after closing.

Its conditions: you sign its Buyer Broker Agreement, your lender and/or builder must approve, VA and FHA loans may have restrictions, and refunds don't apply to For Sale By Owner deals. The page says refunds depend on the sold price, the commission listed on the MLS and market conditions.

In Utah, buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. JupiDoor keeps a 2% minimum, so there is no cash back when the commission it receives is 2% or less. It is paid as a closing credit, a check or a commission adjustment. Terms are at /cashback/.

$500,000 purchaseFlat Rate Homes refundJupiDoor cash back
Seller offers 3% ($15,000)$15,000 - $1,950 = $13,0501% of $500,000 = $5,000
Seller offers 2% ($10,000)$10,000 - $1,950 = $8,050$0

On these published terms, Flat Rate Homes returns more of the commission to the buyer. Both figures assume your lender allows the credit. Get either company's terms in writing, in the buyer broker agreement.

Who each one fits

Flat Rate Homes may be the better fit if:

  • You want a full-service agent for one flat fee below JupiDoor's Virtual Agent and In-Person Agent tiers.
  • You're selling in Davis, Salt Lake or Utah County and want a guarantee that waives a closing fee if there's no offer in 90 days, and your home meets its terms.
  • You're buying in Utah and want as much of the buyer-agent commission back as possible.

JupiDoor may be the better fit if:

  • You'll handle showings and negotiation yourself and want the lowest fee at closing (Seller-Managed, $1,150).
  • You want professional photography and a set list of services included in the fee (Virtual Agent or In-Person Agent).
  • You want an agent to host open houses and do in-person showings as part of the fee (In-Person Agent).
  • You're selling in Idaho, where Flat Rate Homes doesn't operate. See /list-your-home/.

Whichever you choose, read the listing agreement before you sign. Check the fee, when it's due, what happens if the home doesn't sell, and how you can cancel. For more on flat fees and percentage commissions, see /selling-costs/flat-fee-vs-commission/. For other Utah options, see /compare/best-flat-fee-realtors-utah/ and /compare/.

FAQ

Questions sellers ask

  • As of October 20, 2026, its plans page lists $0 up front and a $1,950 listing-side commission, with "$1950 + Buyer Side Commission" due at closing. Optional upgrades such as photo services have their own fees, which weren't priced on the pages we viewed. A buyer-agent commission, if you offer one, is extra.
  • It depends on the tier. JupiDoor's Seller-Managed tier, $1,150, is $800 below Flat Rate Homes' $1,950, but you handle showings and negotiation. JupiDoor's Virtual Agent ($3,000) and In-Person Agent ($4,500) tiers cost more than $1,950 and include professional photography; In-Person Agent adds open houses. Neither figure includes a buyer-agent commission.
  • Its FAQ says that if your home is active on the MLS for 90 days without an offer or contract, it waives the $1,950 closing fee when the home sells, in Davis, Salt Lake or Utah County. Its Terms of Use describe a $650 closing fee and add that the home must be under $500,000 and listed at or below its CMA value. Ask which applies before you sign.
  • Yes. Its buyer page says it keeps a $1,950 fee from the buyer-agent commission and refunds the rest. On a $500,000 purchase with a 3% commission, that is $15,000 - $1,950 = $13,050. Lender or builder approval is required. JupiDoor's Utah buyers get 1% back when the seller offers 3%, which is $5,000 on $500,000, and none at 2% or less.
  • Its site says it serves all of Utah and doesn't mention Idaho. JupiDoor serves Utah and Idaho. Its Idaho flat-fee MLS packages are at /list-your-home/.
