How we built this list
Prices and terms as published on each company's website on October 12, 2026; check their site for current terms. JupiDoor wrote this comparison and is one of the companies compared.
This page covers eight companies that list homes in Utah at a flat fee or a reduced rate. We read every price from the company's own website on October 12, 2026. We didn't use review sites or comparison blogs, and we didn't fill gaps from memory. Where a company doesn't publish something, we say so.
We don't rank these companies, and we don't call any of them the best, including our own. The right choice depends on how much of the work you want to do. So the companies are grouped by type, starting with the least agent help and ending with the most. Within each group they're alphabetical, and JupiDoor sits where its name falls. The table below follows the same order.
To make prices comparable, we figured each one on a $500,000 sale and show the math. These numbers cover only what you'd pay the listing company. They leave out buyer-agent compensation, title and escrow fees, and other closing costs.
We also left out star ratings and review counts. Several sites show them without naming the platform, or show different counts on different pages, so we couldn't present them fairly.
Side-by-side: eight Utah options on a $500,000 home
Here's every option in one table. Buyer-agent compensation isn't included in any row.

| Redfin | Discount brokerage with its own agents | 2.0%, $5,000 minimum (Salt Lake City market); Concierge 3.0% | $10,000 / $15,000 Concierge / $5,000 effective if you also buy with Redfin | Redfin agent | Redfin agent | At closing | ID (Boise market); others not covered here |

| Clever Real Estate | Partner-agent referral | 1.5%, $3,000 minimum (national rate) | $7,500 | Partner agent | Partner agent | At closing | All 50 states and DC |
The math, briefly. 0.5% of $500,000 is $2,500, 1% is $5,000, 1.5% is $7,500, 1.75% is $8,750 and 2% is $10,000. Congress Full Service is $399 + $2,500 = $2,899. Flat Fee Group's 0.25% is $1,250 if the net sale price is the full $500,000, so Gold is $999 + $1,250 = $2,249. Its plan grid lists that fee for the flat-fee plans, and its terms say it applies on all listings, so we show the Traditional plan both ways. None of the published minimums apply at this price.
For Homie, a $500,000 list price isn't under $500k, so we used the $6,500 tier. Homie's own pages also mention a $5,997 fee and a $5,000 to $10,000 range. Ask which applies to your home.
Group 1: Flat-fee MLS listings
A flat-fee MLS listing gets your home on the MLS through a licensed broker for a set price. You take buyer calls, schedule and host showings, and handle most of the negotiation. These plans cost the least up front. They fit sellers who have time, live near the home and are comfortable with contracts.
Congress Realty. Four Utah plans: Basic at $299, Plus at $399, Premium at $499 and Full Service at $399 plus 0.5%. Basic includes a 6-month MLS listing, syndication to Realtor.com, Zillow and Trulia, all state forms and disclosures, up to 5 changes and up to 4 photos. Plus adds phone forwarding so buyers reach you directly, up to 10 changes and maximum photos. Premium adds a full marketing package and unlimited changes.
Congress says there's never a listing commission to Congress at closing on the flat-fee plans. Its Full Service tier adds a dedicated agent, negotiation and paperwork support, contract review and closing support. The broker named on its license disclosures is Jared English, Utah Broker License 7081459-PB00. Congress also sells the same plans and prices in Idaho and ten other states.
- Fits: sellers who want the lowest published MLS-only price in Utah with no listing commission to the brokerage at closing, and who'll run their own showings.
- Not published: cancellation terms, and exactly which grid features belong to each tier beyond changes and photos.
Flat Fee Group. Its Utah plans are fulfilled by principal broker Lynn C. Fillmore. Two limited-service plans fit this group. Bronze-Ltd is $150 up front for a 30-day MLS listing that auto-renews up to 12 months. Silver-Ltd is $599 up front for a prepaid term of up to 12 months, with MLS showing service and more photos and features.
On both limited plans you're the contact for showings, and the broker accepts and presents offers, advises and helps with counters. A sign, keybox and photos cost extra. At closing there's a 0.25% MLS Compliance Fee on the net sale price. If an unrepresented buyer buys through Flat Fee Group, there's a 1% brokerage fee, which is $5,000 on $500,000.
Flat Fee Group belongs to four Utah MLSs: WFRMLS, Park City, Iron County and Washington County. You may cancel anytime unless the home is under contract. It also offers to match a competitor's listing agreement less 25%. Its full-service plans are covered in Group 2.
- Fits: sellers who want a low entry price, broker help with offers and counters, or a listing in Park City, Iron County or Washington County.
- Watch for: the 0.25% fee at closing, the Bronze auto-renewal and the extras charged on limited plans.
Group 2: Flat-rate full service and flat-fee representation
These companies charge a set dollar amount, not a percentage, for an agent who represents you. How much the agent does varies a lot, from virtual help to in-person showings. The fee doesn't grow with your price, so the savings compared with a percentage rise as the price rises.
Flat Fee Group, Gold and Platinum. Gold is $999 up front for full service from offer through closing, with the agent as the showing contact. Platinum is $1,999 up front and adds a framed company sign, a Realtor keybox and a photo appointment on request. Both run up to 12 months and carry the same 0.25% fee at closing, so on $500,000 they come to $2,249 and $3,249 at most.
- Fits: sellers who want an agent to show the home and negotiate, and who are fine paying a flat amount up front.
- Watch for: the up-front payment, which differs from plans paid only at closing.
Flat Fee Utah. A single-broker service run by Melissa Wallace of Virtual Real Estate Helper. The seller plan includes a pre-listing consultation, a 12-month Wasatch Front MLS listing, up to 25 photos that you provide, syndication, a yard sign and a printable flyer. The agent reviews and responds to offers, negotiates and handles paperwork and timelines.
Representation is virtual, Monday to Friday 9 to 5 by phone, text and email. You host your own showings and open houses. The fee is due at closing, a keybox may cost extra, and the fee may be renegotiated if after-hours work becomes frequent. Cancellation may involve a fee. Flat Fee Utah also offers flat-fee buyer representation.
- Fits: sellers who'll handle showings and want a broker to negotiate and manage the paperwork, paid at closing.
- Not published: the seller and buyer fee amounts, and the cancellation fee.
Homie. A flat-fee brokerage serving Utah and Arizona, with a dedicated licensed local agent for each seller. Its pricing page lists $5,500 for homes listed under $500k, $6,500 under $1 million and $13,000 above $1 million. Buyer broker compensation is extra and set by you, and Homie's FAQ says other usual transaction costs apply.
Included: a personalized home value report, professional photos, the MLS listing, a for-sale sign, social media marketing and buyer-tour management. The agent handles paperwork and negotiations through closing. Homie says it isn't an iBuyer or a FSBO platform. Its Utah brokerage entity is Homie We've Got Your Back, LLC.
- Fits: sellers who want a local agent handling tours, offers and paperwork, and who prefer a single price over tiers.
- Not published: cancellation terms, and which of its fee figures applies. Its buyer rebate is at the independent agent's discretion, with no amount stated.
JupiDoor. A licensed Utah and Idaho brokerage, Jupidoor LLC. Principal Broker Mike Heslop has been licensed since 2015. In Utah, JupiDoor sells three full-service tiers, all paid at closing.
- Seller-Managed, $1,150: MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support. You handle more of the workload, such as showings and negotiation, with the help the listing brokerage is required to give.
- Virtual Agent, $3,000: adds a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
- In-Person Agent, $4,500: adds an in-person market analysis and representation, agent-hosted open houses and in-person showings.
Utah buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. There's no cash back when the commission is 2% or less. It's paid as a closing credit, a check or a commission adjustment. Terms are at /cashback/.
- Fits: Utah sellers who want a flat fee paid at closing and want to choose how much the agent does.
- Doesn't fit: sellers who want a stand-alone MLS listing for a few hundred dollars up front in Utah, or who are selling outside Utah and Idaho.
Group 3: Percentage discount brokerages
These brokerages give full service for a lower percentage. The fee still rises with your price. On a $500,000 home, each 1% is $5,000.
Redfin. Redfin sets its listing fee by market. Its disclaimer page lists the Salt Lake City market at 2.0%, with a $5,000 minimum, and Concierge listings at 3.0%, also with a $5,000 minimum. On $500,000, that's $10,000 or $15,000. The listing fee rises by 1% of the sale price if the buyer is unrepresented.
If you sell and then buy with Redfin within 365 days, your listing fee is effectively 1%. Redfin charges the 2% at closing, then sends a check for the difference after your purchase. Concierge listings aren't eligible for the 1% fee but get 0.5% off with a Redfin purchase. Redfin's Salt Lake City page lists 8 Redfin agents serving the area. Partner Agent transactions don't get Redfin's listing fees or incentives.
- Fits: sellers who want a full-service agent from a national brokerage, and especially sellers who'll buy their next home with Redfin.
- Watch for: the market-specific fee outside Salt Lake City, the 1% unrepresented-buyer increase, and whether a Partner Agent is assigned instead.
- Not published: cancellation terms, or a buyer rebate.
Treo Real Estate. A Draper brokerage whose sell page says the starting price for its services is 1%, charged once the home is sold. Sellers get a full-service agent, a free staging consultation and a team with a lead agent, a transaction coordinator and a real estate attorney. Treo says there are no upfront fees or term contracts, and that you don't owe anything if it doesn't sell your home or you're not happy with its service.
Treo's buyer program gives represented buyers a credit for upgrades, closing costs or a rate buydown, with no percentage published.
- Fits: sellers who want a full-service team with a low starting percentage and no term contract.
- Not published: rates above the 1% starting price, any minimum fee, and the size of the buyer credit. Ask what your rate would be in writing.
Group 4: Partner-agent referral
Clever Real Estate. Clever is a free matching service. It connects you with a partner agent from a traditional brokerage, such as Keller Williams, RE/MAX or eXp. The agent gives full service at a pre-negotiated rate and pays Clever a referral share at closing.
Clever's national rate is a 1.5% listing fee with a $3,000 minimum, paid at closing. On $500,000, that's $7,500. Its Utah page doesn't publish a state-specific rate and says only that you can unlock special rates. The buyer's agent commission is separate and negotiable.
You never sign a binding agreement with Clever, and Clever says you can walk away at any point. You do sign a standard listing agreement with the partner agent, and those terms aren't published. Clever Cash Back pays buyers $250 on a purchase, or $500 if you buy and sell with Clever, in states that allow rebates.
- Fits: sellers who want a traditional agent and brokerage, and who'd like to interview agents at a lower rate. Also sellers moving between states, since Clever operates nationally.
- Not published: a Utah-specific rate, the partner agent's agreement terms, and whether Utah is one of its cash-back states.
How to choose among them
Start with the work you're willing to do. Then compare only the plans that cover the rest, using the total on your expected price.
- You'll run showings and negotiate yourself: Group 1. Compare Congress Realty's flat-fee plans and Flat Fee Group's limited plans.
- You'll run showings but want a professional to negotiate and manage the contract: Flat Fee Utah, JupiDoor Virtual Agent or Congress Full Service.
- You want an agent to show the home and negotiate, for a set dollar amount: Flat Fee Group Gold or Platinum, Homie, or JupiDoor In-Person Agent.
- You want a traditional full-service team and accept a percentage: Redfin, Treo or Clever.
- You'll buy your next home soon: compare Redfin's buy-and-sell terms with the buyer programs of the others.
Then ask every company the same questions, and get the answers in writing.
- What's the total I'll pay you on my expected price, and when is each part due?
- Who prices the home, takes the calls, shows it and negotiates?
- What do I owe if the home doesn't sell, or if I cancel?
- Are there compliance fees, renewal charges or fees for an unrepresented buyer?
- Which MLS will my home be on, and for how long?
Utah's standard purchase contract runs on deadlines that matter whoever negotiates for you. See /utah/sell-by-owner/repc-explained/. To compare a percentage with a flat fee on your own price, use /selling-costs/commission-calculator/. For Idaho options, see /compare/best-flat-fee-mls-idaho/, and for both states in one table, see /compare/.
