About this comparison
JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on November 3, 2026; check their site for current terms.
Every Treo figure here comes from its own website, treorealestate.com, viewed on November 3, 2026: its homepage, sell page, buy page, FAQ and Why Treo page. We didn't use review sites or comparison blogs. The pages are listed under Sources.
Treo Real Estate lists its office at 12441 900 East, Draper, UT 84020. Its site doesn't name a principal broker or publish a license number, and it doesn't list the cities or counties it serves. The homepage says Treo "has teamed up with the top agents, attorney's and designer's in Utah."
Treo's homepage has a commission comparison table, but its numbers didn't load in the page text we read, so we don't quote them. Where Treo doesn't publish something, we say so rather than guess.
JupiDoor is a licensed real estate brokerage, Jupidoor LLC. Its Principal Broker is Mike Heslop, licensed since 2015. It serves Utah and Idaho.

What Treo publishes about its fee
Treo's sell page says: "Once your home is sold, the starting price for Treo's services is just 1%." That's the only fee figure on the pages we read. Here is what is clear:
- You pay once the home is sold. The homepage says "No up front payments or contract required."
- The sell page says that if Treo doesn't sell your home, or you're not happy with its service, you don't owe anything.
- The FAQ says Treo doesn't require "any term contract or up-front fees."
Here is what isn't published, as of November 3, 2026:
- What the 1% is figured on. If it is the sale price, on $500,000 it is 1% × $500,000 = $5,000.
- When a home costs more than the 1% starting price, and how much more.
- Whether there is a minimum fee.
- Whether the 1% covers only Treo's side, with any buyer-agent commission on top. The FAQ discusses commissions in general but doesn't say.
Ask Treo for its fee on your expected price, in writing, and how a buyer-agent commission would be handled.
The math on a $500,000 Utah home
These figures are listing-side fees only. They leave out any buyer-agent commission, title and escrow fees and other closing costs. Treo's figure uses its published 1% starting rate on the sale price.
| Option | Up front | At closing | Total on $500,000 |
|---|---|---|---|
| Treo, at the 1% starting rate | $0 | 1% = $5,000 | $5,000 |
| JupiDoor Seller-Managed | $0 | $1,150 | $1,150 |
| JupiDoor Virtual Agent | $0 | $3,000 | $3,000 |
| JupiDoor In-Person Agent | $0 | $4,500 | $4,500 |
At $500,000, JupiDoor's In-Person Agent tier is $5,000 - $4,500 = $500 below Treo's starting rate, and Virtual Agent is $5,000 - $3,000 = $2,000 below it.
Treo's fee grows with the price, and JupiDoor's doesn't. Treo's 1% equals In-Person Agent's $4,500 on a $450,000 home and Virtual Agent's $3,000 on a $300,000 home. Below those prices, Treo's starting rate costs less. On a $400,000 home it would be $4,000, which is $500 below In-Person Agent. On a $700,000 home it would be $7,000, which is $2,500 above In-Person Agent.
The services aren't identical. Treo includes a real estate attorney on each client's team and a free staging consultation. JupiDoor's In-Person Agent tier includes in-person showings and agent-hosted open houses, and its Virtual Agent tier includes professional photography, a yard sign and a lockbox. Compare what each includes, not only the total.
JupiDoor's Utah tiers
JupiDoor has flat-fee listings from $1,150 and full service from $3,000. Each tier is a flat dollar amount paid at closing through the title company, not a percentage of the price. Details are at /sell/.
- Seller-Managed, $1,150: a flat-fee listing, not full-service representation. You handle showings, calls and negotiating. Includes the MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support.
- Virtual Agent, $3,000: adds a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
- In-Person Agent, $4,500: adds an in-person market analysis, in-person full-service representation, agent-hosted open houses and in-person showings.
Treo doesn't publish a lower-priced, seller-managed option. If you're willing to handle showings and negotiation yourself, JupiDoor's Seller-Managed tier is the cheaper route. JupiDoor also serves Idaho with flat-fee MLS packages; see /list-your-home/.
Buying a home
Treo's buy page says: "When you are represented by a Treo agent we give you back a credit for upgrades, closing costs or a rate buydown." It also says Treo negotiates rate buydowns, prepaid closing costs and other inclusions for its buyers, and that "Our system saves people on average 10k on their home purchase." The page doesn't say how that average is calculated, and no credit amount or percentage was published as of November 3, 2026.
In Utah, buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. JupiDoor keeps a 2% minimum, so there is 0.5% back at 2.5% and none at 2% or less. There is no minimum purchase price and no maximum rebate. It is paid as a closing credit, a check or a commission adjustment. Terms are at /cashback/.
Example: on a $500,000 purchase where the seller offers 3%, 1% × $500,000 = $5,000 back. At 2.5%, 0.5% × $500,000 = $2,500. For more on buying, see /buy/guides/.
Who each one fits
Treo may be the better fit if:
- Your home is priced below about $450,000 and you want full service, where Treo's 1% starting rate is below JupiDoor's In-Person Agent fee.
- You want a real estate attorney on your team as part of the service.
- You want to be able to walk away with nothing owed if you're not happy, as Treo's sell page describes.
- You're buying and want a credit for upgrades, closing costs or a rate buydown negotiated for you.
JupiDoor may be the better fit if:
- Your home is priced above about $450,000 and you want a fixed fee that doesn't grow with the price.
- You want a published price for every tier before you call.
- You'll handle showings and negotiation yourself and want the lower Seller-Managed fee.
- You're buying in Utah and want a published cash back term, or you're selling in Idaho.
Whichever you choose, read the listing agreement before you sign. Check the fee on your price, when it is due and how you can cancel. For more on flat fees and percentage commissions, see /selling-costs/flat-fee-vs-commission/. For other Utah options, see /compare/best-flat-fee-realtors-utah/ and /compare/.
