  • Sharon and Sharon Park

    These neighborhoods carry Orem's original name, Sharon, and sit in the older central part of the city near State Street. Housing is largely postwar ramblers and brick homes on large lots, many with mature trees and finished basements. Buyers include first-time owners and people looking for a home with a separate lower-level unit.

  • Orchard and Canyon View

    In the city's District 1, the Orchard name recalls the fruit farms that once covered Provo Bench. The area sits on the higher east side toward the mountains and Provo Canyon, with established single-family homes and newer infill. Buyers often want quick access to the canyon, the Murdock Canal Trail and US-189.

  • Geneva Heights

    Geneva Heights is on the west side of Orem, named for Geneva Road and the Geneva Steel mill that operated in nearby Vineyard from 1944 to 2001. Homes are mainly mid-century to 1990s single-family houses. Buyers here tend to look for more space for the price and easy access to I-15 and the Orem FrontRunner station.

  • Lakeview and Lakeridge

  • Orem calls these accessory apartments: a separate unit with its own kitchen, sleeping area and bathroom inside the main house. The property owner must live in either the main home or the apartment. The city keeps a searchable list of legally approved accessory apartments by tax ID and address, and its Neighborhood Improvement team follows up on units that are not approved. Any home that is rented also needs a rental dwelling license, and the owner must keep the utility accounts in their own name rather than a tenant's.
  • Orem is currently in Alpine School District. In November 2024, voters approved splitting Alpine into three districts, and Orem, along with Lindon, Pleasant Grove and Vineyard, will form the new Timpanogos School District, scheduled to begin operating in the 2027-28 school year. School boundaries within Orem may be adjusted as the new district is set up, so buyers should check the current assignment for a specific address using the city's Where I Live map or the district's boundary tools.
  • Orem Central station, at 900 South 1350 West, is on the FrontRunner commuter train running north to Salt Lake City and Ogden. The same station is the northern end of the Utah Valley Express, or UVX, bus rapid transit line, which runs past Utah Valley University, University Place, BYU and downtown Provo, with buses about every 10 to 15 minutes and no Sunday service. Drivers use I-15 along the west side of the city, and US-189 heads up Provo Canyon toward Heber and Sundance.
