Downtown Nampa

Northwest Nazarene University area

- Nampa homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- Many Nampa homes are on the city's own pressurized irrigation utility, one of the largest municipal systems in Idaho, with hundreds of miles of pipe. It is not metered. Each bill combines a base fee, the underlying charge from the Pioneer or Nampa & Meridian irrigation district, and an amount based on lot size, with residential and commercial rates set separately. The season generally runs from early April to early October. Water is untreated and for landscaping only. Homes outside the city system may instead be served by a subdivision system or a district ditch.
- Three districts serve Nampa. The Nampa School District covers most of the city, but the Vallivue School District takes in parts of Nampa, Caldwell and Greenleaf and runs Ridgevue High School in Nampa, and the West Ada School District covers some of the eastern edge toward Meridian. Because the lines do not follow city limits or main roads neatly, the only reliable way to answer for a specific house is to check the address with each district's boundary lookup.
- Old Nampa was listed on the National Register of Historic Places in 2007, but that listing is honorary and does not restrict what owners do. As of 2024 the city was surveying residents about a local historic district, which would add city review of some exterior changes visible from the street. City materials say interior work would not need approval. Downtown already has its own historic district. Anyone buying in Old Nampa should check with the city's historic preservation staff on whether a local ordinance has since been adopted.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
