JupiDoor in Mountain Home

Mountain Home is the Elmore County seat, on the high desert at about 3,150 feet, roughly 45 miles southeast of Boise off Interstate 84. It began as the Rattlesnake Station stage stop, and the town moved to its present site when the Oregon Short Line arrived in 1883. Jackson Street divides the north and south sides. Mountain Home Air Force Base, 12 miles southwest and home to the 366th Fighter Wing, shapes the housing market, alongside agribusiness like Marathon Cheese. Homes range from an older downtown core to newer subdivisions on the south and west edges.

Mountain Home homes are listed on the Intermountain MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge

What sellers in Mountain Home should know

  • Mountain Home created a Fiber Local Improvement District with annual assessments due each August, so check whether your property is in it and how any balance will be handled at closing.

  • Many buyers are 366th Fighter Wing personnel on orders who shop from out of state, so detailed photos, a floor plan and the drive time to the base via Airbase Road matter.

  • Irrigation makes up most of Mountain Home's water use in the hot, dry summers, and sewer rates are set from winter use, so share typical summer water bills.

  • The city's comprehensive plan calls many older neighborhoods aging, so documented updates to roofs, windows and heating in older homes near downtown help a listing stand out.

  • Buyers compare Mountain Home with Boise-area prices and the I-84 commute, so state the drive to Boise and to Exit 90 or Exit 95 from your door.

Neighborhoods

Where people buy in Mountain Home

  • Downtown core

The original town grew from a 320-acre site, and its oldest homes sit on grid streets near Main Street, the historic Mellon Hotel, El Rancho Park and Basque Park, which still has a handball court from Basque settlement. Buyers here want character homes and a walk to downtown shops and events.

  • Ridgecrest

Ridgecrest is a residential area built around Ridgecrest Park, one of the city's largest neighborhood parks, with a large gazebo and picnic tables. Housing is mostly single-family homes on standard city lots, popular with military households and local workers who want a yard and park access.

  • Rolling Hills

Rolling Hills was built in several phases, and its neighborhood parks include Rolling Hills Park and Rolling Hills Park 5. The housing is detached single-family homes in subdivision layouts. Buyers here tend to want a quieter residential street a few minutes from Interstate 84 and the base road.

  • South 5th West

Along South 5th West, subdivisions like Morning View and Silverstone mark the southern edge of town's recent growth. Homes are newer single-family construction, drawing buyers who prefer a newer house with modern systems, and the drive toward the base is short.

How it works

Listing in Idaho, step by step

Five steps from picking a package to closing. Everything in between happens in your account.

  1. 1

    Choose a package

Pick from MLS Starter, MLS Premium, Full Service Realtor, and add anything else you want. You pay once, when you sign up.

  2. 2

    Complete the online listing

Your address, price, property details, photos and MLS information all go in through your dashboard, at whatever pace suits you.

  3. 3

We put it on the MLS

A licensed broker reviews what you entered and publishes the listing to your local MLS, which feeds Zillow, Realtor.com and local broker sites.

  4. 4

    Showings and offers

Buyers and their agents reach you through the listing. On MLS Premium and Full Service Realtor we read the offers with you before you sign anything.

  5. 5

    Close and keep your equity

There is no listing-side commission taken out of your sale — only the Full Service Realtor package adds 0.5% at closing.

FAQ

Mountain Home questions

  • There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • Mountain Home homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • Mountain Home Air Force Base is about 12 miles southwest of the city, reached by Airbase Road (State Highway 67), and is home to the 366th Fighter Wing. The base also has on-base housing and its own census-designated community. Boise is about 45 miles northwest on Interstate 84, which bypasses the city about a mile to the east, with exits 90 and 95 serving town. Twin Falls is about 86 miles southeast. Many households have one person working on base and another commuting toward Boise.
  • The City of Mountain Home created a Fiber Local Improvement District to bring fiber service to properties. Owners in the district pay an annual assessment to the city, due August 21 each year, with late fees and monthly penalties under City Ordinance 1807 if it goes unpaid. Because the assessment is tied to the property, sellers in the district should ask the city's finance department for the remaining balance and settle with the buyer how it will be handled at closing.
  • The City of Mountain Home supplies water from groundwater wells through a system with several storage reservoirs, and it handles sewer and trash billing too. Summer lawn watering drives most of the city's water use, and sewer rates are recalculated each year from winter water use. Mountain Home School District 193 serves the city and the base, and Mountain Home High School is the city's comprehensive high school. Check a specific address's elementary and middle school assignments with the district.
  • That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
