BYU-Idaho campus area
The streets around campus are dominated by university-approved apartment complexes and houses converted to student rentals, all operating under BYU-Idaho's standard housing contract. Buyers here are mostly investors and housing operators, along with some married students looking for a small home close to class.
Hidden Valley
Hidden Valley is an established subdivision on Rexburg's south side that locals regard as one of the more desirable single-family neighborhoods. Homes are detached houses on larger lots, and buyers tend to be owner-occupants, including university faculty and local professionals, who want space away from the student core.
Mill Hollow
Mill Hollow sits south of Star View Drive, beyond Hidden Valley and 7th South, where the city has weighed rezoning requests between low-density residential categories. The area is single-family lots on the edge of town, and buyers are usually looking to build or buy newer detached homes with room around them.
Evergreen
The Evergreen subdivision is within walking distance of Kennedy Elementary and two large parks. Its single-family homes suit buyers who want a settled neighborhood with a school and park space close by, rather than a new subdivision on the outskirts.

A small area around Rexburg falls in Sugar-Salem School District #322, whose high school is in Sugar City. Because the line between the two districts runs close to town, buyers on the north edge should confirm which district a specific address belongs to.
- All single, admitted, degree-seeking BYU-Idaho students under 26 must live in university-approved housing unless they live at home with a parent or receive an exception. Approved complexes use one standard contract, house men and women separately, and landlords agree to enforce the university's living standards, including curfew and visiting rules. A house or complex without approval cannot rent to that group, so investors should find out whether a property holds approval, what the agreement requires, and whether it transfers before buying.
- On June 5, 1976, the Teton Dam upstream on the Teton River failed, and the floodwater swept through Sugar City and northern Rexburg, leaving most of the city underwater for several days. Thousands of homes across the valley were destroyed, and most towns were rebuilt within about a year with government aid and volunteer help. The museum in the basement of the Rexburg Tabernacle tells the story. For buyers, it explains why so many homes in the north part of town date from the late 1970s.
