IDAHO
Sell your Idaho home on the MLS for a flat fee
In Idaho, JupiDoor lists your home on the local MLS for one price you pay up front instead of a listing commission that grows with your sale. A licensed broker puts the listing together, you keep control of the sale, and the money a listing agent would have taken stays with you.

Why JupiDoor
Why Idaho sellers choose JupiDoor
The listing looks the same to buyers and buyer agents as any other home on the market. What changes is what it costs you to be there.
A flat fee, not a percentage
You pay one price when you list. It does not climb because your home is worth more, and there is no listing-side commission waiting for you at closing.
On the MLS, and everywhere buyers look
Your home goes on your local MLS and syndicates out from there to Zillow, Realtor.com and local broker websites, exactly as any other listing does.
A licensed broker behind the listing
Every Idaho listing is published by a licensed brokerage. Mike Heslop is our Principal Broker and Owner, a REALTOR® and a member of Boise Regional Realtors.
Run the whole thing from your dashboard
Photos, price changes, open houses, documents and offers all live in one account, so you can see the state of your listing without making a phone call.

How it works
Listing in Idaho, step by step
Five steps from picking a package to closing. Everything in between happens in your account.
- 1
Choose a package
Pick from MLS Starter, MLS Premium, Full Service Realtor, and add anything else you want. You pay once, when you sign up.
- 2
Complete the online listing
Your address, price, property details, photos and MLS information all go in through your dashboard, at whatever pace suits you.
- 3
We put it on the MLS
A licensed broker reviews what you entered and publishes the listing to your local MLS, which feeds Zillow, Realtor.com and local broker sites.
- 4
Showings and offers
Buyers and their agents reach you through the listing. On MLS Premium and Full Service Realtor we read the offers with you before you sign anything.
- 5
Close and keep your equity
There is no listing-side commission taken out of your sale — only the Full Service Realtor package adds 0.5% at closing.

FAQ
Questions from Idaho sellers
The five things people ask before they list. Call us if yours is not here.
- You pay one price up front to have your Idaho home listed on the local MLS by a licensed broker, instead of paying a listing agent a percentage of the sale. The listing looks the same to buyers and buyer agents as any other listing. You keep control of the sale, and you keep the commission you would have paid the listing side.
- The flat fee MLS listing service is offered in Idaho only. If you are selling in Utah, JupiDoor offers full-service selling with a flat fee paid at closing instead — see the Sell page or call us.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
- Yes. Price changes, description edits, new photos and open house postings all go through your dashboard. MLS Starter includes five changes, and MLS Premium and Full Service Realtor include as many as you need.
- A listing agreement, Idaho's seller property disclosure, the agency disclosure brochure and a photo release. Homes built before 1978 also need the lead-based paint disclosure. Everything is listed in your dashboard, and you upload the signed copies there.
