JupiDoor in Payette

Payette is the Payette County seat, near where the Payette River meets the Snake at the Oregon line. Settled as Boomerang and incorporated as Payette in 1891, it kept a core of 1890s and early-1900s brick and frame houses north of downtown, several listed on the National Register of Historic Places. Later houses fill in around them, and irrigated farm ground and acreage spread north of town on water from the Lower Payette Ditch, dug in the 1880s. Owners work locally, cross the river to Ontario, Oregon, or drive Interstate 84 toward Boise.

Payette homes are listed on the Intermountain MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge

What sellers in Payette should know

  • Farm ground and acreage north of Payette often carry Lower Payette Ditch Company shares, so buyers will ask how many shares convey, what the yearly assessment is and how water reaches the field.

  • Houses in the older blocks along North 9th Street and First and Seventh Avenues North date to the 1890s and 1900s, so expect questions about foundations, wiring, plumbing and heating conversions.

  • Buyers moving over from Malheur County, Oregon, often cross on the State Highway 52 Payette Bridge, and they ask practical questions about switching licenses, registration and tax residency to Idaho.

  • Homes near Kiwanis Park, the Payette River Greenbelt or Centennial Park's boat ramp should say so in the listing, since walkable river and park access is one of the town's clearest draws.

  • Payette Joint School District 371 serves the city, and buyers weighing Payette against Fruitland or New Plymouth are comparing separate districts a few miles apart, so confirm the district by address.

Neighborhoods

Where people buy in Payette

  • Historic North Payette

The blocks north of downtown hold Payette's oldest houses, including the Queen Anne-style David C. Chase House on North 9th Street and the 1890 Grant Whitney House on Seventh Avenue North. Victorian and Colonial Revival homes sit beside later infill, and buyers are usually after character and space close to downtown.

  • Downtown and Kiwanis Park

Around the commercial district and the 1912 city hall, smaller older homes sit within walking distance of Kiwanis Park, which has the city pool, a skate park and the bandshell used during the Apple Blossom Festival. First-time buyers and downsizers often look here.

  • Payette River Greenbelt

Homes near the Payette River Greenbelt and Centennial Park give owners a walking and biking path along the river, a fishing pond and a boat ramp close by. Buyers who fish, paddle or want river access without leaving town tend to focus on these streets.

  • Scotch Pines Road

A rural road outside town that runs past Scotch Pines Golf Course, an 18-hole public course opened in the early 1960s. Homes here generally sit on larger lots and acreage, and buyers want room, views of open ground and a short drive back into Payette.

  • Little Willow Road

A rural corridor outside Payette with farm ground and acreage homesites on large parcels. Buyers here are usually looking for a small farm or space for animals and will want the irrigation shares, well and septic details for a specific parcel spelled out.

How it works

Listing in Idaho, step by step

Five steps from picking a package to closing. Everything in between happens in your account.

  1. 1

    Choose a package

Pick from MLS Starter, MLS Premium, Full Service Realtor, and add anything else you want. You pay once, when you sign up.

  2. 2

    Complete the online listing

Your address, price, property details, photos and MLS information all go in through your dashboard, at whatever pace suits you.

  3. 3

We put it on the MLS

A licensed broker reviews what you entered and publishes the listing to your local MLS, which feeds Zillow, Realtor.com and local broker sites.

  4. 4

    Showings and offers

Buyers and their agents reach you through the listing. On MLS Premium and Full Service Realtor we read the offers with you before you sign anything.

  5. 5

    Close and keep your equity

There is no listing-side commission taken out of your sale — only the Full Service Realtor package adds 0.5% at closing.

FAQ

Payette questions

  • There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • Payette homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • Much of the farm ground north of Payette gets its water from the Lower Payette Ditch Company, organized in 1882 and among the oldest water users in the area. By 1886 its canal was carrying Payette River water from near Falk's Store northward to the Weiser River. Land served by the ditch is usually sold with a number of shares, and the company charges a yearly assessment per share. Buyers should confirm how many shares transfer with a property and how water is delivered to it, while homes in town are served by the city's water department.
  • The Payette Joint School District 371 serves the city, and Payette High School is its comprehensive high school. Fruitland to the south has its own district, Fruitland School District 373, so homes between the two towns or near city limits should be checked by address rather than by mailing city. The district office can confirm which elementary school and bus route apply to a particular address.
  • US Highway 95 runs south from Payette through Fruitland to Interstate 84, the main route toward Boise. State Highway 52 heads west over the Payette Bridge into Malheur County, Oregon, and east toward Emmett. Ontario, Oregon, is the shopping and job center just across the Snake, and Payette is part of the Ontario micropolitan area. The city also runs a municipal airport for small aircraft.
  • That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
