Salt Lake Valley
JupiDoor in Riverton
Riverton sits in the southwest Salt Lake Valley, with the Jordan River along its east side and the Mountain View Corridor across its west. Settlers first called it Gardnersville, and the South Jordan Canal and the Utah and Salt Lake Canal turned it into farm country growing alfalfa, sugar beets and tomatoes. Farmland was subdivided heavily from the 1970s on, so most homes are ranch, split-level and two-story subdivision houses, with older properties near Redwood Road and 12600 South and newer townhomes on the west side.
Riverton sits in Salt Lake County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Riverton
Old Riverton near City Park
The original town center around Redwood Road and 12600 South, where the Old Dome Meeting Hall now stands at the entrance to Riverton City Park. Housing mixes older farmhouses and mid-century homes on deeper lots with later infill, and it appeals to buyers who want space and an established street.
Western Springs
A west-side subdivision near the Herriman border with single-family homes plus townhouses and condominiums. It is car-oriented with quick access to Mountain View Corridor, and it tends to draw first-time buyers and commuters heading north or toward Lehi.
Monarch Meadows
A master-planned community on Riverton's west side with its own parks, trails and open space. Homes are mostly two-story and rambler subdivision houses from recent decades, and buyers are often moving up from a townhome or relocating for work in the southwest valley.
Jordan River side of Riverton
The streets east of Redwood Road that run toward the Jordan River Parkway hold some of the city's larger lots, including parcels with horse privileges and irrigation shares. Buyers here are often looking for shops, RV parking or room for animals within the valley.

Flat rate vs percentage
What a flat rate changes in Riverton
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Riverton market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Riverton
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Riverton questions
- Yes. Riverton built a separate pressurized irrigation system between 1999 and 2008, and the city says every resident is connected to it, which is unusual in Utah. The water comes from shares in local canals fed from Utah Lake. Because summer use has exceeded what the system was designed to deliver, the city has been installing secondary water meters in response to a 2019 state law, with the stated goal of encouraging conservation rather than changing rates.
- Riverton is in the Jordan School District. Riverton High School is in the city, along with elementary schools including Foothills, Midas Creek, Riverton, Rosamond, Rose Creek and Southland. Attendance boundaries are set by the district and can change as new schools open in the southwest valley, so buyers should check the district's boundary lookup for a specific address rather than relying on a listing or a neighbor.
- Most residents drive. Bangerter Highway and Mountain View Corridor are the main north-south routes, and Redwood Road runs through the older part of the city. The city has no TRAX or FrontRunner station, but UTA Route 126 began hourly service along 12600 South in April 2025. Commuters to Salt Lake City or Lehi often combine a short drive with a park-and-ride in a neighboring city.
- Riverton homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
