About this comparison
JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on October 12, 2026; check their site for current terms.
Every Flat Fee Group figure here comes from its own website, viewed on October 12, 2026. The main source is its Utah plans page, flatfeegroup.com/Utah/. The pages are listed under Sources.
Flat Fee Group is a national network of flat-fee brokers. Its Utah listings are handled by its Utah Principal Broker, Lynn C. Fillmore. The Utah page says it is a member of four Utah MLS systems: Wasatch Front Regional MLS, Park City MLS, Iron County MLS and Washington County MLS.
Where Flat Fee Group's site uses a term without defining it, we say so plainly. Where it doesn't publish something, we say that too, rather than guess.
JupiDoor is a licensed real estate brokerage, Jupidoor LLC. Its Principal Broker is Mike Heslop, licensed since 2015. It serves Utah and Idaho.

Flat Fee Group's Utah plans
The Utah page lists five plans. The first four charge up front. The fifth, Traditional, charges a percentage at closing instead.
| Plan | Price | What the page says it includes |
|---|---|---|
| Bronze-Ltd (limited service) | $150 up front, auto-renews for $150 each 30 days | MLS listing for 30 days, renewing up to 12 months. You are the contact for showings. Maximum MLS photos, which you provide. CMA on request. The broker accepts and presents offers, advises you and helps with counter-offers. Sign, keybox and photo appointment cost extra. |
| Silver-Ltd (limited service) | $599 up front | Prepaid term up to 12 months. Adds an MLS showing service and more photos and features. You are still the contact for showings. Sign, keybox and photo appointment cost extra. |
| Gold (full service) | $999 up front | Full service from offer through closing. The agent is the contact for showings. Term up to 12 months. Company sign on request. |
| Platinum (full service) | $1,999 up front | Full service up to 12 months. Framed company sign, Realtor keybox and photo appointment on request. |
| Traditional | 1.75% back-end fee, no upfront fee | The agent is the contact for showings. Professional photos included. $600 early cancellation fee. |
On the full-service plans, the page says the seller's agent will also "participate on the seller's behalf in scheduling appointments, contract negotiations & contract documentation." It doesn't say whether the agent attends showings in person.
For open houses, the page says you choose the date and time and you are the host. It lists agent hosting as a paid extra: it can host or attend your open house at $100 per hour, including travel time to and from the company office.
Bronze-Ltd renews automatically. A home on Bronze-Ltd for three 30-day periods pays 3 × $150 = $450 up front over that time, before the compliance fee.
The page also offers to honor another brokerage's listing agreement "LESS 25%". It says you can send it the agreement and it will contract for the same services at the reduced fee.
The fees at closing, and the terms the site doesn't define
The upfront price isn't the whole cost on Flat Fee Group's four upfront plans. The Utah page says: "On all sales, there shall be an 'MLS Compliance Fee'. This MLS Compliance fee is .0025 or ¼% of the Net Sale Price on all listings." It is collected at closing from your proceeds.
The page says the fee is still due if a buyer comes to you directly with no agent. It says the fee covers transaction coordination, MLS and association dues, and the work of staying compliant with state and MLS rules.
Here is what the site leaves open, as of October 12, 2026:
- "Net sale price" is not defined on their site. It could mean the contract price, or the price after seller concessions or credits. Ask how it is calculated.
- Because a net figure can't be higher than the sale price, the most the compliance fee can be on a $500,000 sale is 0.25% × $500,000 = $1,250. If net sale price means something lower, the fee is lower.
- The page doesn't say what the Traditional plan's 1.75% is figured on. If it is the sale price, 1.75% × $500,000 = $8,750.
- The page lists the compliance fee in the plan grids for the four upfront plans, and its wording says "on all sales", "on all listings" and "paid by all sellers". It doesn't say separately whether the compliance fee is added to the Traditional plan's 1.75%. If it were, the most on $500,000 would be $8,750 + $1,250 = $10,000.
- Refund terms for the upfront fee if your home doesn't sell were not found on the pages we viewed.
There is one more possible fee. If the buyer doesn't have an agent from an outside brokerage, the page calls it an "In-House Sale". That covers a buyer with no agent and a buyer represented by Flat Fee Group's own brokerage. A brokerage fee of 1% of the "acquisition price" is then due at closing. The page doesn't define acquisition price. If it is the purchase price, on $500,000 that is 1% × $500,000 = $5,000.
Ask for every fee in the listing agreement before you sign, with an example of how each is figured on your price.
The math on a $500,000 home
These figures are listing-side fees only. They leave out any buyer-agent commission, title and escrow fees, add-ons such as signs or photos, and other closing costs. Flat Fee Group's figures use the most the compliance fee can be, $1,250, and assume a buyer with their own agent.
| Option | Up front | At closing | Total on $500,000 |
|---|---|---|---|
| Flat Fee Group Bronze-Ltd, three 30-day periods | 3 × $150 = $450 | Up to $1,250 | Up to $450 + $1,250 = $1,700 |
| Flat Fee Group Silver-Ltd | $599 | Up to $1,250 | Up to $599 + $1,250 = $1,849 |
| Flat Fee Group Gold | $999 | Up to $1,250 | Up to $999 + $1,250 = $2,249 |
| Flat Fee Group Platinum | $1,999 | Up to $1,250 | Up to $1,999 + $1,250 = $3,249 |
| Flat Fee Group Traditional | $0 | 1.75% = $8,750, if figured on the sale price | $8,750 (or up to $10,000 if the compliance fee also applies) |
| JupiDoor Seller-Managed | $0 | $1,150 | $1,150 |
| JupiDoor Virtual Agent | $0 | $3,000 | $3,000 |
| JupiDoor In-Person Agent | $0 | $4,500 | $4,500 |
On these numbers, Flat Fee Group's Gold and Platinum totals are below JupiDoor's Virtual Agent and In-Person Agent fees. Gold at up to $2,249 is $3,000 - $2,249 = $751 or more below Virtual Agent. Platinum at up to $3,249 is $4,500 - $3,249 = $1,251 or more below In-Person Agent.
At the limited-service level, JupiDoor's Seller-Managed tier at $1,150 is below Silver-Ltd's maximum of $1,849 and below three months of Bronze-Ltd at up to $1,700. Even one 30-day Bronze-Ltd period is $150 plus up to $1,250, for up to $1,400. It would come in under $1,150 only if the compliance fee were less than $1,000.
The compliance fee grows with price; JupiDoor's Utah fees don't. On a $700,000 sale, the compliance fee could be up to 0.25% × $700,000 = $1,750, so Platinum would be up to $1,999 + $1,750 = $3,749. JupiDoor's In-Person Agent stays at $4,500.
Timing differs too. Flat Fee Group's upfront fees are paid before the home sells. JupiDoor's Utah fees are paid at closing through the title company.
The services aren't identical. JupiDoor's In-Person Agent tier includes in-person showings and agent-hosted open houses. Flat Fee Group's full-service plans make the agent the showing contact, and its page lists agent-hosted open houses as a paid extra. Compare what each plan includes, not only the total.
JupiDoor's Utah tiers
JupiDoor sells three full-service Utah tiers. Each is a flat dollar amount paid at closing through the title company, not a percentage of the price. Details are at /sell/.
- Seller-Managed, $1,150: you handle more of the workload, such as showings and negotiation, with the help the listing brokerage is required to give. Includes the MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support.
- Virtual Agent, $3,000: adds a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
- In-Person Agent, $4,500: adds an in-person market analysis, in-person full-service representation, agent-hosted open houses and in-person showings.
JupiDoor also serves Idaho with flat-fee MLS packages. See /list-your-home/ and /compare/best-flat-fee-mls-idaho/.
Buying a home
Flat Fee Group's Utah page says, of buyers: "BUY THROUGH US. OUR LISTINGS. NO BUYER AGENT COMMISSION. LISTINGS NOT WITH OUR BROKERAGE. REDUCED BUYER AGENT COMMISSION OR REBATES OF TRADITIONAL BUYER AGENT COMMISSION." No amount or percentage was published on their site as of October 12, 2026.
In Utah, buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. JupiDoor keeps a 2% minimum, so there is no cash back when the commission it receives is 2% or less. It is paid as a closing credit, a check or a commission adjustment. It is available in Utah only. Terms are at /cashback/.
Example: on a $500,000 Utah purchase where the seller offers 3%, 1% of $500,000 = $5,000 back to you. For more on buying, see /buy/guides/.
Who each one fits
Flat Fee Group may be the better fit if:
- You want full service at a low upfront fee and are comfortable paying 0.25% at closing (Gold or Platinum).
- You only need a short MLS listing and want to pay month to month (Bronze-Ltd).
- You want a broker that says it belongs to all four Utah MLS systems, including Park City, Iron County and Washington County.
- You have another brokerage's listing agreement and want to test Flat Fee Group's offer to match it at 25% less.
JupiDoor may be the better fit if:
- You'd rather pay nothing up front and one flat fee at closing, with no percentage added.
- You want an agent to do in-person showings and host open houses as part of the fee (In-Person Agent).
- You want a fixed fee that doesn't change with your sale price.
- You're selling in Idaho as well as Utah, or buying in Utah and want a published 1% cash back term.
Whichever you choose, read the listing agreement before you sign. Check every fee, when each is due, what happens if the home doesn't sell, and how you can cancel.
