JupiDoor vs Redfin in Salt Lake City and Boise

By JupiDoor · Updated October 12, 2026

Quick answer

Redfin charges a percentage, JupiDoor charges a flat fee. Redfin's fee table lists a 2% listing fee with a $5,000 minimum in both Salt Lake City and Boise, or 3% for a Concierge listing. On a $500,000 home, 2% is $10,000. JupiDoor's Utah tiers are $1,150, $3,000 or $4,500 at closing. Its Idaho packages are $399, $499, or $499 plus 0.5% at closing.

  • Redfin's Commission Savings Disclaimers page lists Salt Lake City and Boise at a 2.0% listing fee, a 3.0% Concierge listing fee and a $5,000 minimum commission.
  • Redfin offers a 1% listing fee only if you also buy with Redfin within 365 days. If you sell first, it charges its market fee and sends a check for the difference after you buy.
  • Concierge listings don't get the 1% fee, but save 0.5% off the Concierge fee if you also buy with Redfin within 365 days.
  • Redfin's listing fee rises by 1% of the sale price if the buyer is unrepresented.
  • JupiDoor's fees are flat dollar amounts: Utah $1,150 / $3,000 / $4,500 paid at closing; Idaho $399 / $499 up front, or $499 plus 0.5% at closing.
  • Neither company's listing fee includes a buyer-agent commission.

About this comparison

JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on October 12, 2026; check their site for current terms.

Every Redfin figure here comes from Redfin's own website, viewed on October 12, 2026. The main source is Redfin's Commission Savings Disclaimers page, which lists the listing fee and minimum commission for each Redfin market. The pages are listed under Sources.

One Redfin page could not be loaded. Redfin's dedicated Salt Lake City listing-fee page (redfin.com/city/17150/UT/Salt-Lake-City/real-estate/listing-fee) was blocked or redirected to a homes-for-sale page when we tried it. So the Salt Lake City fee here comes from the market table on Redfin's disclaimer page, not from that city page. Check the city page or ask a Redfin agent to confirm.

JupiDoor is a licensed real estate brokerage, Jupidoor LLC. Its Principal Broker is Mike Heslop, licensed since 2015. It serves Utah and Idaho.

Side by side

This table covers the listing side only. It leaves out any buyer-agent commission for both companies, because you decide that amount separately.

Redfin's fees in Salt Lake City and Boise

Redfin's Commission Savings Disclaimers page has a table titled "Redfin Listing Fee and Minimum Commission by Market". Both markets read the same:

MarketRedfin Listing FeeRedfin Concierge Listing FeeMinimum Commission
Salt Lake City2.0%3.0%$5,000
Boise2.0%3.0%$5,000

Above the table, Redfin's terms say: "Listing fee subject to market-based minimums, as outlined below. Any buyer's agent fee the seller chooses to cover not included. Listing fee increased by 1% of sale price if buyer is unrepresented. Listing fee and minimums subject to change."

The same page adds: "Partner Agent transactions do not qualify for Redfin's listing fees or other incentives." If Redfin refers you to a partner agent rather than a Redfin agent, these rates don't apply.

The minimum matters on lower-priced homes. 2% of $250,000 = $5,000, so below a $250,000 sale price the $5,000 minimum is higher than 2%. For example, 2% of $200,000 = $4,000, but the minimum is $5,000.

Redfin's cancellation terms were not published on their site as of October 12, 2026. Ask to see the listing agreement before you sign.

Redfin's buy-and-sell discount, in Redfin's words

Redfin's disclaimer page states the terms this way:

"Sell for a 1% listing fee only if you also buy with Redfin within 365 days of closing on your Redfin listing. If you sell first, we will initially charge the applicable Redfin listing fee for your market (as shown below), and then send you a check for the difference after you buy your next home with Redfin. Redfin Concierge Listings are ineligible for Redfin's 1% listing fee, but you will save 0.5% off the applicable Redfin Concierge Listing Fee for your market (as shown below), if you also buy with Redfin within 365 days of closing on your Redfin listing."

Redfin's How You Save page adds that "Minimum commissions apply" and that the "1% listing fee not available in all markets." The disclaimer page doesn't say whether Salt Lake City or Boise is excluded. Ask a Redfin agent to confirm the 1% fee for your market in writing.

In practice, if you sell first you are charged the 2% market fee and then wait for the check. On a $500,000 sale: 2% = $10,000 charged, then a check for the 1% difference, $5,000, after you buy with Redfin. Your net listing fee is $5,000. That equals the $5,000 minimum, so the minimum doesn't change this example.

The math on a $500,000 home

These figures are the listing fee only. They leave out any buyer-agent commission, title and escrow fees, and other closing costs, which you would owe with either company.

OptionListing fee on $500,000Compared with Redfin at 2% ($10,000)
Redfin listing, sell only2% = $10,000-
Redfin listing, sell and buy within 365 days1% = $5,000 net$5,000 less
Redfin Concierge, sell only3% = $15,000$5,000 more
Redfin Concierge, sell and buy within 365 days3% - 0.5% = 2.5% = $12,500$2,500 more
Redfin listing, unrepresented buyer2% + 1% = 3% = $15,000$5,000 more
JupiDoor Utah Seller-Managed$1,150$10,000 - $1,150 = $8,850 less
JupiDoor Utah Virtual Agent$3,000$10,000 - $3,000 = $7,000 less
JupiDoor Utah In-Person Agent$4,500$10,000 - $4,500 = $5,500 less
JupiDoor Idaho MLS Starter$399$10,000 - $399 = $9,601 less
JupiDoor Idaho MLS Premium$499$10,000 - $499 = $9,501 less
JupiDoor Idaho Full Service Realtor$499 + 0.5% ($2,500) = $2,999$10,000 - $2,999 = $7,001 less

Because Redfin's fee is a percentage, the gap grows as the price rises. On a $700,000 home, 2% = $14,000, while JupiDoor's Utah tiers stay at $1,150, $3,000 and $4,500. JupiDoor's Idaho Full Service Realtor package is the one JupiDoor option that also scales: 0.5% of $700,000 = $3,500, plus $499 = $3,999.

The services aren't identical across these rows. Compare what's included, not only the fee. The closest full-service matches to a standard Redfin listing are JupiDoor's Utah In-Person Agent tier and its Idaho Full Service Realtor package.

JupiDoor's Utah tiers

In Utah, JupiDoor sells three full-service tiers, each paid at closing through the title company. Details are at /sell/.

  • Seller-Managed, $1,150: you handle more of the workload, such as showings and negotiation, with the help the listing brokerage is required to give. Includes the MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support.
  • Virtual Agent, $3,000: adds a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
  • In-Person Agent, $4,500: adds an in-person market analysis, in-person full-service representation, agent-hosted open houses and in-person showings.

JupiDoor's Idaho packages

In Idaho, JupiDoor sells flat-fee MLS packages paid up front, plus one full-service package. Details are at /list-your-home/.

  • MLS Starter, $399: an MLS listing syndicated to the major listing sites, documents and comps. Buyer calls go to you, and you handle showings and negotiation.
  • MLS Premium, $499: adds more photos, unlimited MLS changes and open house postings, offer reviews and consulting, and handling of paperwork. Calls still go to you.
  • Full Service Realtor, $499 up front plus 0.5% at closing: JupiDoor takes the phone calls, handles the paperwork and provides full negotiation support, with a one-on-one virtual meeting, a for-sale sign and a lockbox.

If you want an agent to take the calls, paperwork and negotiation in Boise, Redfin's standard listing and JupiDoor's Full Service Realtor package are the options to compare. If you're comfortable running showings yourself, the MLS packages cost far less than a percentage fee.

Buying a home: Redfin's discount vs JupiDoor's 1% in Utah

Redfin's buyer savings run through the listing side. Its Why Buy page advertises "Save up to $12,000 on your next home" and explains: "When you buy and sell with Redfin, and get your loan with Rocket Mortgage, you can put more money back in your pocket." On the Redfin pages we viewed, we found no published buyer refund or rebate for a buyer who isn't also selling.

In Utah, buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. JupiDoor keeps a 2% minimum, so there is no cash back when the commission it receives is 2% or less. It is paid as a closing credit, a check or a commission adjustment. It is available in Utah only, not Idaho. Terms are at /cashback/.

Example: on a $500,000 Utah purchase where the seller offers 3%, 1% of $500,000 = $5,000 back to you.

Redfin's site also discloses that Redfin is an affiliated business of Rocket Limited Partnership, and that its mortgage products are provided by Rocket Mortgage, LLC.

Who each one fits

Redfin may be the better fit if:

  • You plan to sell and buy with the same brokerage within a year and value a single company for both sides, including Redfin's search tools.
  • You're moving to or from one of Redfin's other markets outside Utah and Idaho.
  • You want Redfin's Concierge listing service and are comfortable with its higher rate.

JupiDoor may be the better fit if:

  • You want a fixed dollar fee that doesn't grow with your sale price.
  • You're willing to handle some of the work yourself to pay less (Utah Seller-Managed or Virtual Agent, or Idaho MLS packages).
  • You want full in-person service in Utah at a flat fee (In-Person Agent).
  • You're buying in Utah and want a published 1% cash back term that doesn't depend on also selling.

Whichever you choose, read the listing agreement first. Check the fee, when it's due, what happens if the buyer has no agent, and how you can cancel. For more on flat fees and percentage commissions, see /selling-costs/flat-fee-vs-commission/. For other options, see /compare/.
