It sits at about 3,740 feet on the canyon's south rim, and the original townsite streets run at a 45-degree angle to the compass while newer subdivisions to the north and west follow a standard grid. Food processing drives much of the job market, with Chobani, Glanbia and Lamb Weston among the major employers, and the College of Southern Idaho adds staff and students. Canal water still waters many yards.

It holds more than 900 buildings on diagonal streets, including the historic Bickel and Lincoln schools, and draws buyers who want an older home near downtown.

  • Riverbend and the canyon rim

    Riverbend offers canyon-rim lots built directly along the Snake River Canyon above Auger Falls, with custom homes designed around the view. Buyers are usually looking for a larger custom house and are willing to pay for rim frontage and easy access to canyon trails.

  • Canyon Trails

    Canyon Trails stretches along both sides of Parkview Drive between Pole Line Road West and Federation Road, with homes built since the early 2000s. It is newer single-family construction on the north side of town, popular with buyers who want a modern floor plan close to Blue Lakes Boulevard shopping.

  • Pheasant Meadows

    Pheasant Meadows is a single-family subdivision off Pheasant Road West in southern Twin Falls, first approved in 2004 and built out in phases. It appeals to buyers who want a newer home with reasonable access to downtown without living on the busier north side.

  • Northern Passage

    Northern Passage extends east from Grandview Drive North around Rock Creek Elementary School on the city's northwest side. The housing is newer single-family homes built in phases, and buyers here often want to be near an elementary school and the newer commercial areas.

  • The Twin Falls School District serves the city. It runs two main high schools, Twin Falls High School and Canyon Ridge High School, along with four middle schools and nine elementary schools. School assignment depends on the address and boundaries change as the north side grows, so buyers should check the district's boundary lookup for a specific property before relying on a particular school.
  • The City of Twin Falls operates a pressurized irrigation system that delivers untreated canal water for lawns and gardens. The city calls its water shares into the Twin Falls Canal Company in early April, the lines fill over a few weeks, and service usually runs until mid-October. Since 2012 the city has required new subdivisions to use canal or pressurized irrigation. The water is not safe to drink, and in dry years the canal company can reduce deliveries, so the city may ask residents to cut back on watering.
  • Most residents drive. Blue Lakes Boulevard is the main north-south commercial street, and the Perrine Bridge carries traffic across the Snake River Canyon toward Jerome and Interstate 84. Pole Line Road, completed in 2010, moved much of the cross-town traffic out of the downtown corridor. For people without a car, the city launched Ride TFT, an on-demand microtransit service, in July 2023, which takes trip requests within the service area.
  • That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
