    The higher ground on Roy's east side, close to the Roy Gate and I-15, was built out in the 1950s and 1960s with modest single-level homes, many with basements. It draws base employees, first-time buyers and small landlords who want an established street near work.

    Built from the 1980s to the mid-2000s, the west side has larger two-story and split-level homes, more garages and newer subdivisions toward Hooper and West Haven. Roy West Park hosts Roy Days each August. Buyers are often moving up from an east-side starter home.

  • Roy FrontRunner station area

    Around the FrontRunner stop, the city and UTA adopted a 2023 station area plan for roughly 80 acres of townhomes, senior housing, apartments and commercial space. Existing homes nearby appeal to rail commuters heading to Ogden or Salt Lake City.

  • 1900 West corridor

    Roy's main commercial street between Riverdale Road and 6000 South has been rezoned for mixed-use development. Homes on the side streets off it are mostly older ramblers, and buyers value being close to shopping and the 5600 South connection to I-15.
