Eagle sits about 10 miles northwest of downtown Boise at roughly 2,600 feet, where the Boise River splits into north and south channels around Eagle Island, first settled by Truman Catlin in 1863. State Street (Highway 44), Eagle Road (Highway 55) and Highway 16 frame the city. Housing is mostly single-family homes built since the late 1980s, from golf-course estates in Banbury to the lake-and-waterfall communities of Two Rivers and Lakemoor, with newer custom and acreage subdivisions spreading north of Beacon Light Road. Eagle homes get drinking water from either the City of Eagle's system or Veolia, which absorbed the former Eagle Water Company, and sewer from Eagle Sewer District, so name your providers up front.
Communities like Two Rivers and Lakemoor charge quarterly HOA dues plus transfer or setup fees, and Lakemoor bills irrigation through its own water association, so gather those figures before you list.
Waterfront lots in Two Rivers and Lakemoor sell on the ponds, waterfalls and paths, so photograph the water features and explain what the HOA maintains, because buyers will ask.
Most of Eagle is in the West Ada School District, but one portion is in the Boise School District and feeds Capital High, so confirm your address's assignment before buyers ask.
New luxury subdivisions north of Beacon Light Road, such as Terra View at Highway 16, compete with resales, so a Banbury or Two Rivers seller should stress mature landscaping and established streets.

Banbury
Banbury sits in south Eagle above Banbury Golf Course, reached from State Street and Stafford. Homes were built from 1987 to 2014 on lots from about a quarter acre to more than two and a half acres, many backing onto the course or the river rim, and draw move-up buyers wanting mature trees and golf access.
Two Rivers
Two Rivers covers 245 acres between the north and south channels of the Boise River, on the west side of Eagle Road off Island Woods Drive, with 17 lakes and 41 waterfalls. Custom homes built from 2000 to 2017 include gated sections called The Pointe and Heron Pointe, and buyers want water views and a pool and clubhouse.
Lakemoor
Lakemoor is a gated community on Eagle's east side off Colchester Drive near Eagle Road, developed from 2009 through 2023 by the builder behind Two Rivers. It has more than 200 lots, semi-custom and custom contemporary homes, waterfront paths, two pools and a townhome section called The Lofts, and suits buyers wanting newer construction behind a gate.
North of Beacon Light Road
The land north of Beacon Light Road toward the foothills is where Eagle's newest custom subdivisions are going in, including Terra View at Highway 16, Heartland Ranch off Lanewood, and Stags Crossing. Lots are larger and more rural in feel, and buyers are usually building or buying new luxury homes.

- Eagle homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- Most of Eagle is in the West Ada School District, and homes in areas like Banbury are assigned to schools such as Andrus Elementary, Eagle Middle and Eagle High. A smaller portion of the city falls in the Boise School District, where students are zoned to Shadow Hills Elementary, Riverglen Middle and Capital High. Because the district line runs through the city, two homes a short drive apart can belong to different districts, so buyers should confirm the assignment for the exact address.
- Eagle has two drinking water providers. The City of Eagle's own water department serves around 3,300 households in four zones, called Eastern, Western, Avimor and Valnova, while Veolia, formerly SUEZ, serves other parts of the city after buying the long-running Eagle Water Company. Sewer is handled by the Eagle Sewer District, Idaho Power supplies electricity, Intermountain Gas supplies natural gas, and Hardin Sanitation collects trash citywide. Many subdivisions also have their own pressurized irrigation run by the HOA or a water association.
- Eagle Island State Park covers 545 acres on the southwest edge of Eagle between the north and south channels of the Boise River. The state bought the land in 1929 and ran it as a penitentiary farm until 1977, and it became a state park in 1978. It has more than five miles of equestrian trails, a swimming area, non-motorized boating, fishing and a disc golf course, and in winter it offers snow tubing, which makes it a regular stop for nearby residents.

Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
