Magic Valley
JupiDoor in Burley
Burley is the Cassia County seat on the Snake River in the Mini-Cassia area, founded in 1905 as the federal Minidoka reclamation project opened farmland on both sides of the river. It is named for David Burley, a local railroad agent. The city spans the river, so a small part lies in Minidoka County beside Heyburn. Housing ranges from early twentieth-century homes near Overland Avenue to postwar ranches, manufactured home parks and newer lots on the edges, and the economy rests on McCain Foods, Amalgamated Sugar and other food processors.
Burley homes are listed on the Intermountain MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge
What sellers in Burley should know
Burley straddles the Snake River, so confirm whether your parcel is in Cassia or Minidoka County. The county sets the school district, assessor and property tax bill buyers will review.
The City of Burley runs a low-pressure irrigation system for lawns that shuts off each October. Say whether your lot is connected, because buyers budget differently for yards watered from city drinking water.
Farm ground and larger lots may sit inside the Burley Irrigation District, which allots water per acre and bills assessments that become delinquent June 1. Show the current assessment status at listing.
Buyers working at McCain Foods, Amalgamated Sugar, Dot Foods or High Desert Milk often ask about the drive to the plants. Note your distance to the I-84 Burley interchange at Exit 208.
Homes near River's Edge Golf Club and the city marina, where the Idaho Regatta is held each June, draw buyers who want river access. Mention boat parking and shop space if you have them.
Neighborhoods
Where people buy in Burley
Downtown and Overland Avenue
The older core around Overland Avenue, where City Hall sits, has homes from Burley's early decades on the original grid, along with small bungalows and mid-century houses on tree-lined blocks. Buyers here are often first-time owners and people who want a short walk to downtown businesses and county offices.
Riverfront near River's Edge Golf Club
The area along the Snake River around the city's River's Edge Golf Club, an 18-hole course built in 1935, and the marina used for the Idaho Regatta. Homes range from older ranches to larger custom houses, and buyers are usually drawn by the river, boating and golf.
Parke Avenue and Burley High area
The neighborhoods around Parke Avenue and Burley High School hold mid-century and newer single-family homes plus manufactured home communities such as Park Avenue Estates. Buyers include people who want to be close to the high school, Mountain View Elementary on 27th Street and the east side of town.
North Burley in Minidoka County
The part of Burley north of the Snake River lies in Minidoka County next to Heyburn, where US 30 crosses the river from I-84. Students here attend Minidoka County schools rather than Cassia County schools, which matters to buyers comparing homes on either side of the bridge.
Rural edges and custom-lot subdivisions
Around town, irrigated farm ground in the Burley Irrigation District is broken up by small custom-home subdivisions such as Summerfield Acres. These attract buyers who want a newer house on a larger flat lot with room for a shop, and they ask detailed questions about well, septic and irrigation delivery.

FAQ
Burley questions
- There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- Burley homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- Most of Burley is in Cassia County and is served by Cassia County Joint School District 151, the county's largest employer. Burley High School on Parke Avenue is the largest of the district's four traditional high schools, and Burley Junior High and Mountain View Elementary are also in town. The part of Burley north of the Snake River is in Minidoka County, where students attend Minidoka County schools such as Heyburn Elementary and Minico High School. Check the county line for any address.
- Inside the city, Burley operates a low-pressure irrigation system for landscaping that runs through the growing season and is shut off in mid-October, when residents are asked to open hose bibs so lines drain. Outside town, the Burley Irrigation District delivers canal water, allotting four acre-feet per acre each season. Users order water through a ditchrider the day before, and annual assessments are billed in December. Buyers should confirm which system serves a property and whether assessments are current.
- Burley grew out of the Bureau of Reclamation's Minidoka Project, begun in 1904 to divert Snake River water onto new farms on both sides of the river, and the project office was based in Burley. The river still shapes the city: it forms the Cassia and Minidoka county line through town, the city's marina and River's Edge Golf Club sit on its bank, and the Idaho Regatta, a boat race held since 1975, runs there each summer.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
