Treasure Valley
JupiDoor in Kuna
Kuna began as a railroad stop with stagecoach connections to Boise and sits about 18 miles southwest of downtown Boise at roughly 2,800 feet. Indian Creek, a seasonal stream now used as an irrigation channel fed by the New York Canal, runs through the small downtown. Most housing is newer single-family subdivisions built on former farmland as the city grew into a Boise suburb, with older homes near the center and acreage toward the desert to the south. The Snake River Birds of Prey National Conservation Area and Swan Falls Dam lie just beyond town.
Kuna homes are listed on the Intermountain MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge
What sellers in Kuna should know
The City of Kuna runs its own pressurized irrigation system, filled from the Boise-Kuna and New York irrigation districts starting mid-to-late April, so tell buyers whether your lot is connected.
Most commuters take State Highway 69 north along Meridian Road to Interstate 84, so buyers weigh how quickly your street reaches Avalon Street or Meridian Road at rush hour.
Builder communities such as Lennar's Thunder Rock compete directly with resales, so show the finished fencing, landscaping and window coverings that a new build often lacks.
Homes near Indian Creek and downtown are older and close to Kuna Days events, and the creek runs with canal water in irrigation season, so describe how your lot sits relative to it.
Acreage south of town toward Swan Falls Road often comes with shops and outbuildings, and buyers there specifically want garage space, so document their sizes, power and permits.
Neighborhoods
Where people buy in Kuna
Downtown Kuna and Indian Creek
The original town around City Hall on West 4th Street, Colonel Bernard Fisher Veterans Memorial Park and Indian Creek has Kuna's oldest homes on smaller lots. Buyers here want to walk to the park, the creek and downtown events like Kuna Days, and are comfortable with an older house.
Meridian Road corridor
The area along Meridian Road and State Highway 69 north of Avalon Street toward Kuna Road holds much of the newer subdivision growth. Single-family homes from national and regional builders are the norm, and buyers are often commuters who want the quickest route to Meridian, Boise and Interstate 84.
Swan Falls Road and the south side
South Swan Falls Road leads out of town toward Swan Falls Dam and the Birds of Prey area along the Western Heritage Historic Byway. Properties here lean toward acreage and rural homes with shops, and buyers want land, room for equipment, and open desert views.
Kuna's new-build subdivisions
Across the edges of the city, planned subdivisions such as Thunder Rock, Patagonia and Madrone Heights add newer single-family homes, many with HOAs and city pressurized irrigation. First-time and move-up buyers who want a newer house with a yard make up much of the demand.

FAQ
Kuna questions
- There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- Kuna homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- The Kuna School District, also known as Kuna Joint School District #3, serves the city. It runs three high schools: Kuna High School, Swan Falls High School and Initial Point High School. Middle schools are Fremont, Kuna and Synergy, and the elementary schools include Crimson Point, Hubbard, Indian Creek, Reed, Ross and Silver Trail. Because Kuna has grown quickly, attendance boundaries have been adjusted as new schools opened, so buyers should confirm the assigned schools for a specific address with the district.
- Many do. The City of Kuna's water department operates a municipal pressurized irrigation system with pump stations and storage ponds, delivering canal water from the Boise-Kuna and New York irrigation districts. The season usually starts in mid-to-late April. Pressure drops during the heavy 4 to 8 a.m. period, so the city recommends daytime watering, and it can order alternate-day watering by odd and even addresses. Drinking water comes separately from city-owned wells.
- South of town, the Morley Nelson Snake River Birds of Prey National Conservation Area holds North America's densest population of nesting raptors, and Kuna hosts the Snake River Birds of Prey Festival each May. The Kuna Caves, a lava tube, are also south of the city. Swan Falls Dam, built in 1901 and the oldest hydroelectric dam on the Snake River, is reached by Swan Falls Road along the Western Heritage Historic Byway. In town, locals float and swim in Indian Creek.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
