Middleton is a Canyon County city on the north side of the Boise River, along State Highway 44 about three miles east of Interstate 84 and six miles west of Star. It is the oldest settlement in the county: land was parceled out in 1863, and it grew as an Oregon Trail stop between Old Fort Boise and Keeney's Ferry. An old core along Main Street is now ringed by subdivisions built in recent decades on former farm ground, with acreage properties toward the river and the county roads outside town.

  • Most Middleton addresses are in Middleton School District 134, but a small southern portion falls in Vallivue School District 139. Confirm which district serves your lot before you advertise schools.

  • Buyers from Boise and Meridian drive State Highway 44 through Star and Eagle or west to I-84 at Exit 25. ITD and COMPASS have studied widening the highway, so homes fronting it may face questions.

  • Resale homes in Middleton compete with builder inventory in newer subdivisions. List what a new build would not include, such as fencing, landscaping, window coverings and a finished patio.

  • The City of Middleton bills water, sewer and trash together. Buyers will ask what the monthly utility bill runs and whether the subdivision's irrigation water comes through a separate pressurized system.

  • Homes near the Boise River should have flood zone information ready. The river flooded in 1872 and cut a new channel that isolated the original town, and lenders will check current maps.

  • Main Street and old town

    The original core along Main Street, home to City Hall and the historic Middleton Substation on SH-44, has older single-story houses on larger in-town lots mixed with shops. Buyers here often want an older home close to the library, parks and the Fourth of July parade route.

  • Middleton Place Park area

    Streets around Middleton Place Park on Marjorie Avenue, where the Middleton Market farmers market runs one Saturday a month in summer, are mostly single-family subdivision homes from recent decades. Buyers tend to be commuters who want a newer house within walking distance of a city park.

  • South Cemetery Road corridor

    South of the town center, the South Cemetery Road area has seen road improvements by the city as subdivisions have filled in. Housing is mostly newer single-family construction, and buyers usually compare it directly with builders' current inventory.

  • Purple Sage and Mill Creek school areas

    The residential areas served by Purple Sage and Mill Creek elementaries are made up largely of newer subdivisions with HOAs and common areas. Buyers are often moving up from Nampa, Caldwell or Boise and want more space at a lower cost than Eagle or Star.

  • Boise River bottom and rural acreage

    Between town and the Boise River and out along the county roads, older farmhouses and acreage parcels carry wells, septic systems and irrigation ditches. Buyers want room for animals, shops or gardens and ask detailed questions about water rights and flood zones.

A small southern portion of Middleton is in Vallivue School District 139 instead. Since the boundary runs through the area, buyers should confirm the district for a specific address before relying on a school.
  • State Highway 44 is the main route. Going west, it reaches Interstate 84 at Exit 25 about three miles from town, and from there drivers head east toward Nampa, Meridian and Boise. Going east, SH-44 runs through Star and Eagle to Garden City, a common route for those working in north Boise. ITD and COMPASS have studied the highway's future needs and preserving right-of-way for widening, so traffic plans may change.
  • The City of Middleton provides water, sewer and trash service, billed together through City Hall at 1103 West Main Street, and new owners sign up online or at the counter. Lawn irrigation is often separate: many subdivisions have their own pressurized irrigation system, while rural parcels may rely on ditch water or wells. Buyers should ask who operates the irrigation for a given property, what it costs and what season it runs.
  • That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
