Meridian was platted in 1893 and named for the Boise Meridian survey line, and for much of the 1900s it was a dairy town built around a cooperative creamery. It sits on flat former farmland between Boise and Nampa at about 2,600 feet. Old Town Meridian
The original town grid around Main Street and Pine Street, where the Interurban depot, the creamery site and early commercial buildings still stand. Housing is a mix of small early and mid-century houses, some newer infill and apartments, and it suits buyers who want to walk to downtown shops and events.
Paramount
A master-planned community covering roughly a square mile between McMillan, Chinden, Meridian and Linder roads in north Meridian. Houses date mostly from the 2000s, and the HOA runs several community pools, a clubhouse and pathways, which draw buyers who want amenities built in.
Bridgetower
A residential and commercial development in northwest Meridian covering most of the land bounded by McMillan, Ustick, Linder and Ten Mile roads. It is known for community pools and some larger lots, and buyers often compare it directly with Paramount.
Tuscany
A master-planned subdivision in south Meridian with pools, a clubhouse, walking paths, ponds and an elementary school inside the neighborhood. Houses are 2000s and newer construction, and buyers tend to be people wanting newer houses with foothill views and quick access to Eagle Road.
Ten Mile area
Land around the Ten Mile Road interchange on Interstate 84 that the city planned in 2007 as a mixed-use district with homes above shops and offices. It holds newer townhomes, apartments and single-family houses and appeals to commuters who want quick freeway access.

Meridian questions
- There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- Meridian homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- Most Meridian subdivisions have a pressurized irrigation system installed along the back lot lines for lawns and gardens. The City of Meridian does not own or operate these systems. They are usually run by the homeowners association or a contractor it hires, and they are fed by surface water from districts such as Nampa & Meridian, Settlers, Boise-Kuna, New York or the Boise Project, delivered through ditches. That water is untreated and not for drinking. The system runs only during the irrigation season, and a buyer should ask the HOA who maintains it and what it costs.
- Much less than it once could. Idaho Code 55-3212, adopted in 2023 and amended in 2026, says a homeowners association cannot add, amend or enforce covenants that limit or prohibit accessory dwelling units unless the affected owner agrees in writing. The HOA can still adopt reasonable rules on design, size, height, setbacks, parking and bedrooms. This matters in Meridian because so much of the city sits inside HOAs. The city's own zoning rules also apply, so check with Meridian Community Development before planning a unit.
- West Ada School District serves Meridian along with Eagle, Star and parts of Boise, Garden City and Kuna. It is the largest school district in Idaho, and because the area keeps adding subdivisions, the board periodically redraws attendance boundaries; one recent round affected hundreds of students. For a specific house, the reliable answer comes from West Ada's online boundary map rather than from the nearest school building or an older listing.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
