JupiDoor in South Jordan

South Jordan runs west from the Jordan River and I-15 toward the Oquirrh Mountains in the southern Salt Lake Valley. Alexander Beckstead is counted as its first settler in 1859, and residents voted to incorporate in 1935. The east side near the river and the Glenmoor area are its established neighborhoods, while much of the west is Daybreak, the master-planned community Kennecott Land began in 2004 on former Bingham Canyon Mine land. Merit Medical and Ultradent are among the city's largest employers, and it is the first city to have two temples of The Church of Jesus Christ of Latter-day Saints.

South Jordan sits in Salt Lake County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods

Where people buy in South Jordan

  • Daybreak

Daybreak covers much of the west side on land that was once part of the Bingham Canyon Mine, cleaned up by Kennecott Land before building began in 2004. It was planned for walking, with smaller yards, the 67-acre Oquirrh Lake, dozens of parks and a 50-mile trail system called The Loop, and it mixes single-family homes, townhomes and condos. Families and Red Line commuters make up much of the market.

  • Downtown Daybreak

Downtown Daybreak, between the Mountain View Corridor and the TRAX line, is the community's newest district. It is anchored by the Salt Lake Bees' ballpark, which opened for the 2025 season, along with a library and a University of Utah health center. Buyers looking nearby usually want to walk to games, shops and the South Jordan Downtown station.

  • Glenmoor

Glenmoor surrounds the Glenmoor golf course near 9800 South and 4800 West, a course that dates to the late 1960s. It is an established area of single-family homes with mature trees, and Bingham Creek Regional Park opened just south of it in 2023 on the old Welby Pit site. Move-up buyers who want a settled street and a full-size yard look here.

  • East side and the Jordan River

The east side between Redwood Road and the Jordan River is closest to where the town began, near the Jordan River Utah Temple, completed in 1981, and the Jordan River Parkway trail. Lot sizes vary more here than in the planned communities, and buyers like the quick reach to I-15 and the South Jordan FrontRunner station.

Compare the tiers

The same three tiers apply everywhere we work in Utah, South Jordan included.

Flat rate vs percentage

What a flat rate changes in South Jordan

A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.

That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.

See how it works, step by step

Hypothetical example

On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not South Jordan market data — put your own number in and the arithmetic works the same way.

3% listing-side commission
$15,000
JupiDoor Seller-Managed
$1,150
JupiDoor Virtual Agent
$3,000
JupiDoor In-Person Agent
$4,500

The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

The process

Selling a home in South Jordan

The same five steps every sale runs through, whichever tier you choose.

  1. 1

    Find your realtor

Understand the different services out there so you can decide what realtor will fit your needs best.

  2. 2

    Find your home value

Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.

  3. 3

    Prepping for photos

Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

  4. 4

    Showings/ accepting an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

  5. 5

    Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ

South Jordan questions

  • Every Daybreak home is part of the Daybreak Community Association, run by a board of developer and resident members with day-to-day management by a professional company. Dues pay for the shared amenities and common areas and for enforcing the community's architectural standards. Residents get the community and fitness center, pools, courts and fields, more than 50 miles of trails and boating privileges on Oquirrh Lake. Townhome and condo owners also pay a sub-association fee that covers items such as snow removal, lawn care and building insurance. Confirm current dues with the association for a specific address.
  • The TRAX Red Line has three stations in Daybreak, at South Jordan Parkway, South Jordan Downtown and Daybreak Parkway, and runs northeast through West Jordan toward the University of Utah. On the east side, the South Jordan FrontRunner station at 10351 South Jordan Gateway, just west of I-15, opened in December 2012 and connects north to Salt Lake City and south to Utah County. Drivers use I-15, with interchanges at 10600 South and 11400 South, Bangerter Highway through the middle of the city, and the Mountain View Corridor on the west.
  • No. The city provides secondary irrigation water to only a portion of South Jordan, through gravity-fed and pressurized pipe systems fed by four canals that carry mainly Utah Lake water. It is untreated and not safe to drink. The canal companies set the season, which typically runs from about May 1 to October 15. Homes without a secondary connection water their yards with culinary water on the regular water bill, so buyers should ask which applies before comparing utility costs between houses.
  • South Jordan homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
  • Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
