How to sell your home for top dollar

1.Price your home correctly

If you want to sell your home for the highest dollar amount possible, there is one thing that matters more than anything else: pricing it correctly.
You may think, ‘Let's start high and we can always lower the price later.’ But that strategy can actually hurt your marketing.
When your home first hits the MLS, that's when you have the most attention. It's the new listing. Buyers are watching, agents are watching, and your home has the opportunity to create momentum.
But if buyers look at your home and think it's overpriced, they may simply skip it.
A price reduction can help get attention back, but you don't get that same ‘new listing’ momentum you had when the home first hit the market.
That's why I believe pricing correctly from day one is so important.
The goal isn't to be the highest-priced home on the market. The goal is to price your home where buyers see the value, want to come see it, and ultimately compete to buy it.

2.Make your home feel updated

The second thing you can do to help sell your home for the highest dollar amount is make it feel updated.
And you don't necessarily need to spend tens of thousands of dollars remodeling your home.
Some of the most affordable improvements are new carpet or flooring and a fresh coat of paint—or even just touching up the walls.
And don't underestimate the importance of smell. When buyers walk through a home, they notice it immediately. Any hint of smoke, pets, or other strong odors can have a major negative impact on how buyers perceive the home.
Beyond that, I usually don't recommend expensive renovations right before selling. They can take a lot of time and money, and you may not get that money back.
One of the best ways to make an older home feel more modern is staging. A professional stager brings in furniture and decor that can make the home feel fresh, modern, and more inviting while helping distract from some of the home's older features.
Professional staging might cost around $2,500, but it can be a worthwhile investment.
And if that's not in the budget, virtual staging is another option. We can provide virtual staging as an upgrade option, where furniture and decor are digitally added to your listing photos. It can make your online photos look fantastic, although it doesn't have quite the same impact as walking into a beautifully staged home.
The goal is to make your home feel fresh, clean, and updated without spending money on renovations that may not give you a return.
3.Professional photography

If you want to sell your home for the highest dollar possible, professional photography is one of the most important things you can do.
Think of your photos as the first showing of your home.
Most buyers are going to see your home online before they ever step through the front door. If your photos are dark, blurry, poorly composed, or taken on a phone, your home may not stand out from the competition—and buyers may simply keep scrolling.
Professional photos make your home look its best, grab buyers' attention, and create that feeling of, ‘I want to see this house in person.’
And that's the goal: get more buyers interested enough to walk through the door.
Because the more qualified buyers you get through your home, the better your chances of getting the strongest offer possible.

4.How to handle showings

The fourth thing you can do to help sell your home for the highest dollar amount is actually pretty simple: don't overdo it during showings.
When a buyer comes to see your home, point out a few of the home's best features, answer any initial questions, and then give them some space.
You don't want a buyer to feel like the homeowner is following them around or trying to convince them to buy the house.
In fact, talking too much can sometimes hurt you. Let the buyer explore the home, and put the conversation back on them by simply asking, ‘Do you have any questions?’
When they do have questions, be honest. Don't try to hide problems or past issues with the home. Things like previous leaks, repairs, or other material facts may need to be disclosed.

The goal is simple: give buyers the information they need, give them some space, and let the home sell itself.
