JupiDoor in Syracuse

Syracuse sits in northwest Davis County between I-15 and the Great Salt Lake, and Antelope Drive runs west through town to the Davis County Causeway, which is why the city calls itself the Gateway to Antelope Island. Settled as a farming area in the late 1870s and named after Syracuse, New York, then famous for its salt, it became a city in 1950. It has grown fast since the 1990s, from about 9,400 residents in 2000 to more than 32,000 in 2020, so most homes are in subdivisions built in the last few decades, with farmland and larger lots still found on the west side.

Syracuse sits in Davis County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods

Where people buy in Syracuse

  • Antelope Drive corridor

Antelope Drive (SR-127) is the city's main east-west road, running from I-15 in Layton through the center of town and out to the Antelope Island causeway. Streets either side mix older homes from the farming years with subdivisions from the city's growth since the 1990s, and buyers like the quick run to I-15.

  • West Syracuse and Bluff Road

West of 2000 West, toward Bluff Road and the lake, Syracuse still has open fields and larger lots alongside newer subdivisions, and the West Davis Corridor now follows the Bluff Road alignment through this part of the city. Buyers come for space, lake sunsets and the new highway access.

  • Jensen Nature Park

Jensen Nature Park is built around a pond of about seven acres that is stocked with trout in spring and fall, with paved paths, playgrounds and shade shelters, and non-gas boats are allowed. The surrounding streets are mostly single-family subdivisions, and families like having a park with water close to home.

  • 2000 West and Syracuse High

The 2000 West corridor runs north and south past Syracuse High School at 665 South and links to the West Davis Corridor interchange. Subdivisions along it are popular with families who want to be close to the high school, city parks and the new highway.

Flat rate vs percentage

What a flat rate changes in Syracuse

A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.

That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.

See how it works, step by step

Hypothetical example

On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Syracuse market data — put your own number in and the arithmetic works the same way.

3% listing-side commission
$15,000
JupiDoor Seller-Managed
$1,150
JupiDoor Virtual Agent
$3,000
JupiDoor In-Person Agent
$4,500

The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

The process

Selling a home in Syracuse

The same five steps every sale runs through, whichever tier you choose.

  1. 1

    Find your realtor

Understand the different services out there so you can decide what realtor will fit your needs best.

  2. 2

    Find your home value

Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.

  3. 3

    Prepping for photos

Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

  4. 4

    Showings/ accepting an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

  5. 5

    Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ

Syracuse questions

  • Take Antelope Drive west from I-15 exit 332 through Syracuse to the Antelope Island State Park entrance gate, then cross the Davis County Causeway, about seven miles of road over the lake, to the island. The causeway between Syracuse and the island opened in 1969, and the park's mailing address is in Syracuse. The causeway is the only road access to the island.
  • Syracuse City owns and operates the secondary system as well as the culinary one. Secondary water comes from the city's shares in local irrigation companies, including the Davis and Weber canal companies' Clearfield and West Branch irrigation and the Layton Canal Company, plus contract water from Weber Basin. It is diverted from the Weber River through canals to city ponds and pumped into pressurized lines. Most homes pay a flat monthly secondary fee year-round, even though water flows only in the warmer months. State law requires secondary meters on every connection by 2030, followed by tiered billing based on use.
  • Syracuse is in the Davis School District. Syracuse High School opened in 2007 at 665 South 2000 West, and Syracuse Junior High serves the city along with Horizon Junior High, which opened in 2025 in West Point. Elementary schools include Bluff Ridge, Buffalo Point, Cook and Syracuse Elementary, and Syracuse Arts Academy runs charter campuses in the city. Boundaries shift as new schools open in this fast-growing part of the county, so check the district's school locator for a specific address.
  • Syracuse homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
  • Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
