    Red Ledges is a private, gated golf and recreation community on the east side of Heber City, opened in 2009 around a Jack Nicklaus Signature course.   • Timber Lakes

    Timber Lakes is a gated mountain community about seven miles east of Heber City, outside the city limits in Wasatch County, with upper sections near 8,400 feet.   • Heber City is part of the Wasatch County School District, which is also the valley's largest employer. Electric power comes from Heber Light & Power, a public utility owned jointly by Heber City, Midway and Charleston that runs its own hydroelectric and gas-fired generation. Culinary water and the separate secondary irrigation system are run by Heber City, which has been adding meters to secondary connections. Buyers should confirm which of these services a specific address uses, since homes outside city limits in Wasatch County may have different providers.
  • UDOT's Heber Valley Corridor environmental study looked at ways to move regional and truck traffic off Main Street, which currently carries US-40. In its draft environmental impact statement released in early 2026, UDOT named Alternative B as its preferred option: a new highway through the north fields, with the existing US-40 north of downtown becoming a slower local road. The route is not final and construction timing has not been set, so buyers near the north fields should follow the study's public updates.
  • Heber City regulates short-term rentals by ordinance. The rules require a city business license, limit rentals to single-family dwellings, require a parking plan and quiet hours, ban on-street parking by guests and require written consent from the homeowners association before a home is listed. The owner or manager must live within ten miles and the property must pass county health and fire inspections. The city updated its rules again in 2025, so check the current code before buying with rental income in mind.
