JupiDoor in Clearfield

Clearfield was settled in 1877 as Sand Ridge and grew fast once Hill Field, now Hill Air Force Base, began construction in 1940 and the Navy opened a supply depot in 1943. When the depot closed in 1962, its warehouses became the Freeport Center, still a major employment hub. Much of the housing dates from the 1940s and 1950s wartime and suburban boom, with newer apartments and townhomes along State Street and near the FrontRunner station. In 2024 the city rebranded itself as Utah's Military City.

Clearfield sits in Davis County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods

Where people buy in Clearfield

  • Downtown State and Main Street

The State and Main Street corridor is the focus of the city's downtown plan, including the Mabey Place district around Mabey Pond and the redevelopment of a former mobile home park at 442 South State Street. Older homes sit near newer townhomes and apartments, which suits buyers who want to be close to city hall and services.

  • Clearfield Station

Clearfield Station is a mixed-use project built with UTA next to the Clearfield FrontRunner stop, with the 2.25-acre Tower Park already open. It is planned for apartments, offices and retail, and it appeals to commuters who want rail access to Salt Lake City and Ogden.

  • East Clearfield near Hill AFB

Neighborhoods on the east side lie close to I-15 and the boundary of Hill Air Force Base. Much of the housing here comes from the postwar growth tied to the base, typically modest single-family homes, and it draws base personnel and first-time buyers who want a short commute.

  • Near the Freeport Center

Streets around the Freeport Center mix older single-family homes with rentals, close to the former naval depot warehouses that now house dozens of companies. Buyers here are often people working at the center or investors looking for a rental near steady employment.

Compare the tiers

The same three tiers apply everywhere we work in Utah, Clearfield included.

Flat rate vs percentage

What a flat rate changes in Clearfield

A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.

That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.

See how it works, step by step

Hypothetical example

On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Clearfield market data — put your own number in and the arithmetic works the same way.

3% listing-side commission
$15,000
JupiDoor Seller-Managed
$1,150
JupiDoor Virtual Agent
$3,000
JupiDoor In-Person Agent
$4,500

The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

The process

Selling a home in Clearfield

The same five steps every sale runs through, whichever tier you choose.

  1. 1

    Find your realtor

Understand the different services out there so you can decide what realtor will fit your needs best.

  2. 2

    Find your home value

Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.

  3. 3

    Prepping for photos

Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

  4. 4

    Showings/ accepting an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

  5. 5

    Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ

Clearfield questions

  • Hill Air Force Base sits to the northeast of the city, and the city describes itself as its west gate. The base has driven Clearfield's growth since construction began in 1940, and many buyers and sellers are military members or civilian employees whose moves follow assignment dates. That often means VA financing, firm timelines and occasional remote purchases. Sellers should expect VA appraisal standards on condition, and buyers should be aware that aircraft noise is part of life near an active base.
  • Most do not. According to Clearfield's water plan, less than ten percent of the city uses secondary water, which comes from the south branch of the Davis-Weber Canal through small private companies such as Home and Garden Irrigation, South Clearfield Pipeline and Clearfield Irrigation. The rest of the city waters yards with treated culinary water, most of which the city buys from Weber Basin Water Conservancy District. A citywide secondary system has been held back by the cost of building pipes to every neighborhood.
  • Clearfield has had a FrontRunner commuter rail stop since 2008, giving direct train service south to Salt Lake City and north to Ogden. The land next to the station is being developed as Clearfield Station, a joint city and UTA project. By car, Interstate 15 runs along the city's eastern edge, and State Route 193 connects toward Hill Air Force Base and Layton. Many residents work locally at the base or the Freeport Center.
  • Clearfield homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
  • Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
