Selling with JupiDoor

There are two ways to sell with us, and the right one depends on where your home is and how much of the work you want to keep. Both end the same way: you pay a flat price instead of a percentage of your sale.

How the flat-fee path runs

    Choose a package

    Pick MLS Starter, MLS Premium or Full Service Realtor. Each one is a single flat fee with no listing-side commission, so you know the cost before you start.

  2. 2

    Complete the online listing

    Add your address, your price, your photos and the details of the home in your dashboard. It takes about fifteen minutes, and we check everything before it goes live.

  3. 3

    We put it on the MLS

    Your home goes on the local MLS and syndicates out to Zillow, Realtor.com and the local broker sites, exactly like any other listing a buyer's agent sees.

  4. 4

    You field showings and offers

    Buyer calls come straight to you unless your package sends them to us. Review each offer, counter where it makes sense, and lean on us for the parts you would rather not do alone.

  5. 5

    Close and keep your equity

    Sign the paperwork, close on your timeline and keep the listing-side commission you would otherwise have paid an agent.

    Find your home value

    Understanding your home value gives you the foundation of your overall plan and helps you budget and plan for what comes next.

  2. 2

    Prep and photos

    Clean and declutter to help advertise the home to potential buyers. Buyers say photos are the single biggest factor in deciding whether to see a home.

  3. 3

    Showings and offers

    Be prepared to have your home shown a number of times before you find your buyer. Once you accept an offer, you are on your way to the finish line.

  4. 4

    Under contract

    The buyer runs their home inspections and the appraisal, and we negotiate any repairs with you. This stage usually takes about 30 days.

  5. 5

    Closing

    You sign at a title company and the sale is recorded. Our fee is paid at closing, so there is no upfront cost on any of the full-service tiers.

For buyers

Buying with JupiDoor

Five stages, the same as any full-service brokerage — plus a rebate on the buyer-agent commission when you buy in Utah.

    Get a loan pre-approval

    Start by calling loan officers at mortgage companies, credit unions or banks. They will give you an idea of how much home you can afford.

  2. 2

    Find a realtor and search for homes

    Now that you know your budget, work with JupiDoor to explore neighborhoods and start touring homes that meet your criteria.

  3. 3

    Submit an offer

    Once you have found the right home, we help you write and submit a competitive offer to the seller, including contingencies and timelines.

  4. 4

    Offer accepted

    Now it is time for the home inspection, the appraisal and negotiating repairs. Buyers are typically in this stage for about 30 days.

  5. 5

    Closing on your home

    Your lender prepares closing documents showing your monthly payment and closing fees. You sign everything at a title company, and once the property is recorded you can take possession of your new home.

How the 1% cash back works

  • You get 1% of the purchase price back when the seller is offering a 3% buyer-agent commission.
  • We keep a 2% minimum, so if the commission we receive is 2% or less there is no cash back.
  • There is no minimum purchase price and no maximum rebate.
  • We pay it as a closing credit, a check, or an adjustment to our commission — whichever works best for you.
  • Cash back is available on Utah purchases only.

Questions about the process

The things buyers and sellers ask before they pick a path.

  • You pay one price up front to have your Idaho home listed on the local MLS by a licensed broker, instead of paying a listing agent a percentage of the sale. The listing looks the same to buyers and buyer agents as any other listing. You keep control of the sale, and you keep the commission you would have paid the listing side.
  • A flat fee realtor charges one predictable price instead of a percentage of your home’s sale price, but the service is the same: full guidance, negotiation, and transaction support from start to close. JupiDoor is a flat fee brokerage, not a discount or MLS-only option. You get full representation, just without a commission that grows with your home’s value.
  • The flat fee MLS listing service is offered in Idaho only. If you are selling in Utah, JupiDoor offers full-service selling with a flat fee paid at closing instead — see the Sell page or call us.
  • Only if you choose to. Offering something toward the buyer’s agent is optional and negotiable, and since August 17, 2024 it can no longer be advertised on the MLS; buyer agents now sign a written agreement with their own client that sets their pay. Many Utah sellers still offer some compensation or a concession to stay competitive. By choosing JupiDoor as your flat fee Realtor in Utah, you save on the listing side of the transaction while deciding for yourself what, if anything, to offer the buyer’s side.
  • If the seller offers a 3% buyer-agent commission, we keep 2% and you get the other 1% of the purchase price back. We keep a 2% minimum, so if the commission we receive is 2% or less there is no cash back.   • No. If your home doesn’t sell, you don’t owe a listing commission. JupiDoor’s flat rate real estate commission is only paid at closing, so there are no upfront listing fees. The title company collects and distributes all commissions and proceeds as part of the closing process, making the transaction simple and secure.
