Star sits on State Highway 44 along the Boise River, where northwest Ada County meets Canyon County. It is named for a star nailed to the door of an 1870s schoolhouse that travelers used as a landmark. Star gave up its town charter in 1929 and incorporated again in 1997. The land is flat river bottom crossed by canals like the Pioneer Ditch, which dates to 1863, rising to foothills north of Highway 16. Most homes are recent subdivision construction on former farmland, with an older core along State Street and farm acreage around the edges.

What sellers in Star should know

  • Star straddles two counties, so a home may be in West Ada or Middleton schools, Ada or Canyon property taxes, and ACHD or Highway District 4 roads. Confirm each before listing.

  • Outside the Star Sewer & Water District, homes rely on shallow domestic wells, some of them artesian with seasonal flow changes, so bring well logs and flow records.

  • Homes near the Boise River, Little Gulch Creek, Big Gulch Creek or Foothills Ditch may sit in a FEMA flood hazard area, so pull the flood zone and any insurance quote before listing.

  • Buyers commuting to Boise or Nampa weigh State Highways 44 and 16, and ITD projects have closed roads like Star Road and McMillan, so describe your actual route honestly.

  • Canals from the Pioneer, Nampa-Meridian and Settlers irrigation districts run through Star, so name your delivery entity, assessment and whether the subdivision has pressurized irrigation.

Where people buy in Star

  • Downtown Star

    The original townsite along State Street (Highway 44), Main Street and River Street, including the 1907 Interurban and Pierce additions, holds Star's oldest homes on smaller lots. An architectural overlay district covers the central business district. Buyers here want an older house, walkable errands and a short trip to the Star Riverwalk.

  • Star Road and Floating Feather

    North of the highway along Star Road and Floating Feather Road, newer subdivisions surround the Hunter's Creek Sports Complex and Westpointe Park. Homes are mostly recent single-family construction, often with HOAs. Buyers are usually commuters who want a newer house and quick access to Highway 16.

  • North foothills and Willowbrook

    North of the valley floor, the land rises into foothills west of Highway 16. In 2023 the city approved the Willowbrook master plan there, with up to 1,094 homes and an 18-hole golf course. Buyers here want views and larger planned-community lots at the edge of open rangeland.

  • South of the River

    South of the Boise River toward Chinden, the land is still largely farmland on flat bottomland, and the city has adopted a sub-area plan for its long-term future. Existing homes here tend to be on acreage with wells and irrigation water. Buyers are looking for rural property close to the river.

  • Canyon County side

    West Star, across the Canyon County line, is served by Highway District 4 for local roads, and most of it falls in the Middleton School District. It includes newer subdivisions and older farm parcels. Buyers often compare it with Middleton and value its easy drive to Caldwell and Nampa.

  • It depends on the county. The Ada County part of Star is in the West Ada School District, which absorbed Star's old school district. Most of the Canyon County part is in the Middleton School District, and some Canyon County areas are also in West Ada. West Ada opened a middle school in Star in 2018 and plans new elementary schools, including Independence Elementary in fall 2026. Always confirm a specific address with the district, because boundaries shift as new schools open.
  • Water and sewer inside its service area come from the Star Sewer & Water District, a separate district, not the city, that draws drinking water from wells north of town. Properties outside the district use private domestic wells, and Star's comprehensive plan notes that groundwater is shallow except in the foothills and many wells are artesian. Irrigation water comes through canals and ditches run by the Pioneer, Nampa-Meridian and Settlers irrigation districts. Idaho Power supplies electricity, and Intermountain Gas supplies natural gas.
  • Most commuters drive. State Highway 44 (State Street) runs east through Eagle toward Boise and west toward Middleton, and State Highway 16 runs north-south along the east side of town to Emmett and to Interstate 84 by way of Chinden Boulevard. The Idaho Transportation Department has been widening and extending these corridors, which has meant road closures. Local streets are maintained by the Ada County Highway District or Canyon Highway District 4, depending on the side of the county line.
  • That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
