JupiDoor in Cedar City

Cedar City is the largest city in Iron County, set in Cedar Valley on the western edge of the Markagunt Plateau, about 50 miles north of St. George on I-15. Pioneers from Parowan arrived on November 11, 1851 to build an iron works, and the junipers they took for cedars gave the town its name. Southern Utah University and the Utah Shakespeare Festival earned it the nickname Festival City USA, and Zion, Bryce Canyon and Cedar Breaks are all within reach. Housing runs from older homes near Main Street and campus to newer subdivisions on the edges of town and toward Enoch.

Cedar City sits in Iron County, where homes are listed on the Iron County MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods

Where people buy in Cedar City

  • Historic Downtown and Main Street

The grid around Main Street holds Cedar City's oldest homes, close to restaurants, galleries and festival venues. Some older neighborhoods still water their yards with flood irrigation from Coal Creek, which buyers from elsewhere may never have seen. Buyers here want to walk downtown and to campus, and inspectors pay close attention to original plumbing, wiring and foundations.

  • Southern Utah University area

SUU's campus sits beside downtown, along with the Beverley Taylor Sorenson Center for the Arts, home since 2016 of the Utah Shakespeare Festival's open-air Engelstad Shakespeare Theatre and the Southern Utah Museum of Art. Homes around campus attract faculty and staff who want to walk to work, and investors looking for long-term tenants.

  • East bench and Fiddlers Canyon

On the east side, streets climb toward the mountains around Fiddlers Canyon, with single-family homes and townhome communities that get some of the closest mountain views in town. Buyers here are often moving up and weigh the view and the quick drive up Cedar Canyon on SR-14 toward Cedar Breaks and Duck Creek.

  • North Cedar City toward Enoch

The north end of town, toward the neighboring city of Enoch, has filled in with newer subdivisions and falls largely in the Canyon View High School boundary. Buyers come for newer construction and quick access to the northern I-15 interchange.

Compare the tiers

The same three tiers apply everywhere we work in Utah, Cedar City included.

Flat rate vs percentage

What a flat rate changes in Cedar City

A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.

That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.

See how it works, step by step

Hypothetical example

On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Cedar City market data — put your own number in and the arithmetic works the same way.

3% listing-side commission
$15,000
JupiDoor Seller-Managed
$1,150
JupiDoor Virtual Agent
$3,000
JupiDoor In-Person Agent
$4,500

The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

The process

Selling a home in Cedar City

The same five steps every sale runs through, whichever tier you choose.

  1. 1

    Find your realtor

Understand the different services out there so you can decide what realtor will fit your needs best.

  2. 2

    Find your home value

Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.

  3. 3

    Prepping for photos

Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

  4. 4

    Showings/ accepting an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

  5. 5

    Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ

Cedar City questions

  • Cedar Valley's communities have pumped more groundwater than the aquifer recharges for decades, by roughly 7,000 acre-feet a year. A state-mandated groundwater management plan took effect in 2021 and will cut the cities' existing water rights by 75% by 2070 in stages. The Utah Geological Survey has documented land subsidence and earth fissures in the valley linked to the falling water table. The Central Iron County Water Conservancy District is pursuing the Pine Valley water supply project to bring in more water. For a home on city water this mostly affects future rates and landscaping rules; for land or wells, check the water rights with the Utah Division of Water Rights.
  • Public schools are run by the Iron County School District, which has two high schools in the city: Cedar High on the south side and Canyon View High, opened in 1997, whose boundary takes in the northern part of town along with Enoch and outlying communities. The district held hearings in 2026 on boundary changes affecting both high schools and several elementary and middle schools, so check the district's current boundaries for a specific address. Southern Utah University is also in the city.
  • Cedar City sits on I-15 about 250 miles south of Salt Lake City, 170 miles north of Las Vegas and 50 miles from St. George. Cedar Breaks National Monument is up the canyon, the Brian Head ski area is nearby, and Zion and Bryce Canyon national parks are within a day trip. Cedar City Regional Airport has scheduled Delta Connection flights, and a local bus system serves the city.
  • Cedar City homes are listed on the Iron County MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
  • Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
