McCowin Park area

Sand Creek
Named for the creek and Sandcreek Middle School, this part of Ammon also has Sandcreek Commons, with a Broulim's grocery store and local restaurants. Hillcrest High School is nearby on Owen Street. It draws buyers who want schools and daily errands close to home.
Woodland Hills
Woodland Hills sits on Ammon's south end, with Woodland Hills Elementary and Woodland Hills Park on Clearfield Lane. The housing is mostly newer single-family homes in planned subdivisions. Buyers are often moving up from starter homes or relocating to the Idaho Falls area for work.
Centennial Ranch
Centennial Ranch is one of Ammon's better-known subdivisions, with single-family homes in a range of sizes and styles. Buyers looking here usually want a newer house inside city limits, with city services and District 93 schools, and a short drive to shopping on the east side of Idaho Falls.
Crestwood Hills
Crestwood Hills is one of Ammon's newer subdivisions, where some homes along streets like Riata Lane were finished as recently as 2024. Sellers here are often competing with builders nearby, so buyers compare finish level, landscaping and what a resale includes that a new build would charge for.

- Ammon builds, owns and runs a fiber-to-the-home network, and private internet providers sell service over it. The city built it neighborhood by neighborhood through local improvement districts. Owners who opted in paid a one-time connection fee, either up front or spread over 20 years as a special assessment on the property, plus a monthly city utility fee. If your home is connected, check whether any of the assessment is still owed and how it will be handled at closing, and tell buyers the home is wired.
- Bonneville Joint School District 93 serves Ammon, along with parts of Idaho Falls, Iona and Ucon. Hillcrest High School on Owen Street, Sandcreek Middle School and several elementary schools, including Ammon Elementary and Woodland Hills Elementary, sit in or next to the city. Because the district has added schools and redrawn boundaries as the area has grown, check a specific address's current assignments with District 93 rather than assuming the nearest school.
- Ammon's drinking water comes entirely from city wells drilled into the Eastern Snake River Plain Aquifer. The water is hard, so many homes have softeners. To take pressure off the aquifer, the city has required new subdivisions to plan irrigation around canals and surface water instead of groundwater wells, and it has worked on moving park irrigation to surface water as well. Whether a particular home's lawn runs on city water or a separate irrigation system depends on its subdivision.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
