Wood River Valley
JupiDoor in Hailey
Hailey is the Blaine County seat in the Wood River Valley, at 5,322 feet, about twelve miles south of Sun Valley. It began as a mining town in the 1880s and served as seat of the former Alturas County from 1882 to 1895. Friedman Memorial Airport sits a mile southeast of downtown. The historic townsite along Main Street holds older homes on small lots, while Woodside to the south and subdivisions in east Hailey hold newer ones. Many residents work up valley in Ketchum and Sun Valley, and second homes compete with local buyers.
Hailey homes are listed on the Intermountain MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge
What sellers in Hailey should know
From November 1 to May 1 Hailey bans overnight street parking, and residents must keep plowed snow off city rights of way. Buyers weigh garage space, driveway length and where snow can be stored.
Municipal water users may irrigate only May 1 to September 15, before 10 a.m. or after 6 p.m., on odd or even days by address. Buyers compare lawns and drip systems accordingly.
Hailey allows accessory dwelling units in residential zones and runs a Locals for ADUs program. An existing ADU or a lot that can take one is a real selling point in this housing market.
Some Hailey homes are deed-restricted community housing managed with the Blaine County Housing Authority or ARCH. Check your deed first, because restrictions can cap price and limit who may buy.
Homes near Friedman Memorial Airport can hear jet traffic that rises in ski and summer seasons. Buyers ask about flight paths, so say plainly how close your home is to the runway.
Neighborhoods
Where people buy in Hailey
Old Hailey townsite
The original grid on both sides of Main Street, covered by the city's Townsite Overlay zoning, has older homes, cottages and remodeled mining-era houses on small lots, plus Hop Porter and Roberta McKercher parks. Buyers want walkability to restaurants, the library and the courthouse and often ask about ADU potential.
Woodside
Hailey's large southern subdivision, served by Woodside Boulevard with Keefer and Kiwanis parks and the Toe of the Hill Trail. Housing is mostly single-family homes and townhomes on mid-sized lots, and Alturas Elementary, formerly Woodside Elementary, is nearby. Buyers are often year-round residents who work in the valley.
East Hailey
East of Main Street, subdivisions such as Deerfield, Curtis and Foxmoor sit near Wood River High School with neighborhood parks such as Deerfield, Curtis, Echo Hill and Foxmoor. Homes are single-family houses on quieter streets, and buyers include people who want to be close to schools and the east-side hills.
Della View
A residential subdivision around War Eagle Drive and Heagle Park. It has single-family homes on larger lots with mountain views, and it draws buyers who want more yard and privacy while staying inside city limits with city water and sewer.
Old Cutters and Sunbeam
Newer planned subdivisions with their own parks, Old Cutters Park and Sunbeam Park on San Badger Drive. Housing is newer single-family homes and some attached units, and buyers include both year-round residents and second-home owners who want lower-maintenance construction.

FAQ
Hailey questions
- There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- Hailey homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- Hailey is in the Blaine County School District, the only school district in the county, which is headquartered in Hailey. Wood River High School and Wood River Middle School are in Hailey, along with Hailey Elementary and Alturas Elementary, a magnet school renamed from Woodside Elementary in 2014. Silver Creek High School is the district's alternative high school. The College of Southern Idaho also has a center in Hailey. Confirm current school assignments for an address with the district.
- Yes. Mountain Rides runs the Valley Route between Bellevue, Hailey, Ketchum and Sun Valley on a daily schedule, plus a Hailey Route within town, and neither charges a fare. Many Hailey residents who work up valley use it rather than driving State Highway 75 and parking in Ketchum. Mountain Rides also coordinates vanpools. The Wood River Trail, a paved path through the valley, is another option for bike commuting in good weather.
- Hailey permits accessory dwelling units in its residential zoning districts and encourages them through its Locals for ADUs program, aimed at adding long-term housing for people who work in the valley. The city also has deed-restricted community housing, limited by size, type and cost, administered with partners such as the Blaine County Housing Authority and ARCH Community Housing Trust. Buyers should check the title for any deed restriction, and sellers of restricted units must follow its resale rules.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
