Utah Valley

JupiDoor in Springville

Springville sits between Provo and Spanish Fork on the east side of Utah Valley, where Hobble Creek leaves the Wasatch about three miles east of Utah Lake. Settled in 1850 and known as Art City for the Springville Museum of Art, it has older brick homes around Main Street, larger lots on the east bench toward the canyon, and newer subdivisions and townhomes on the west side near I-15. The city runs its own electric utility and water system, and the Nebo School District serves local students.

Springville sits in Utah County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods

Where people buy in Springville

  • Downtown and the Historic Center

The blocks around Main Street and the Springville Museum of Art hold the city's oldest housing, including brick homes from the late 1800s and early 1900s on deep lots. Buyers here want character and a short walk to downtown events like Art City Days, and they expect older plumbing and wiring.

  • Hobble Creek Canyon

East of town, homes, cabins and estate lots line the canyon road along Hobble Creek near Hobble Creek Golf Course. Lots are larger and more rural, and buyers are usually after canyon access, trails and privacy rather than a quick trip to I-15.

  • East Hobble Creek and the east bench

Between downtown and the canyon mouth, the east bench is mostly single-family neighborhoods with larger lots and mountain views. It tends to draw move-up buyers already living in south Utah Valley who want to stay close to the canyon and Springville High School.

  • Westfields

West of downtown near 400 South and I-15, Westfields is where much of the city's new construction is going in, with single-family homes and townhomes around Westfields Central Park. It sits inside the pressurized irrigation service area and near the proposed FrontRunner station, and it attracts first-time and commuting buyers.

Compare the tiers

The same three tiers apply everywhere we work in Utah, Springville included.

Flat rate vs percentage

What a flat rate changes in Springville

A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.

That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.

See how it works, step by step

Hypothetical example

On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Springville market data — put your own number in and the arithmetic works the same way.

3% listing-side commission
$15,000
JupiDoor Seller-Managed
$1,150
JupiDoor Virtual Agent
$3,000
JupiDoor In-Person Agent
$4,500

The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

The process

Selling a home in Springville

The same five steps every sale runs through, whichever tier you choose.

  1. 1

    Find your realtor

Understand the different services out there so you can decide what realtor will fit your needs best.

  2. 2

    Find your home value

Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.

  3. 3

    Prepping for photos

Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

  4. 4

    Showings/ accepting an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

  5. 5

    Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ

Springville questions

  • Springville operates its own public power system, run from the city's Electric Operations Center on 425 West, and surplus power revenue goes back into the city rather than to shareholders. Culinary water also comes from the city, drawn from wells and springs that include Bartholomew Springs. A city pressurized irrigation system placed in service in 2016 waters yards on the west side. Several private irrigation companies also operate in Springville, including Springville Irrigation, Wood Springville Irrigation and Mill Pond Irrigation, so some older lots carry shares in one of them.
  • Not yet. UTA has been planning a FrontRunner extension south from Provo to Payson with new stations in Springville, Spanish Fork and Payson, largely on rail property UTA already owns. Springville has prepared a station area plan covering the half mile around its proposed station on the west side, tied to the city's Westfield Community Plan. As of the most recent public reporting the project still needed environmental review and funding, so today commuters drive I-15 or use the existing Provo station.
  • Utah law requires cities to allow internal accessory dwelling units, such as a basement apartment, in single-family homes, and Springville's rules are in Title 11, Chapter 6, Article 134 of the city code. In September 2025 the city council adopted Ordinance 18-2025, extending internal ADUs to single-family attached homes like twin homes and townhomes. Cities can attach conditions such as owner occupancy, parking and registration, so check the current Springville code and planning staff before relying on rental income from a unit.
  • Springville homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
  • Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
