JupiDoor in North Salt Lake

North Salt Lake is the southernmost city in Davis County, incorporated in 1946 and bounded by the Jordan River on the west, Salt Lake City on the south, and Bountiful and Woods Cross to the north. The city rises from an industrial strip along I-15 and the Big West Oil refinery, through the planned Foxboro neighborhood on the flats, to hillside streets around Eaglewood Golf Course and up to the Bonneville Shoreline Trail. Most owners commute south into Salt Lake City, a short drive on I-15, US-89 or Legacy Parkway.

North Salt Lake sits in Davis County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods

Where people buy in North Salt Lake

  • Foxboro

Foxboro covers the flat land west of the old town, planned with single-family homes, townhomes and apartments around Foxboro Elementary and the paved loop trail at Foxboro Wetlands Park. Its secondary irrigation comes from Weber Basin. Buyers are often commuters wanting newer construction close to Salt Lake City and Legacy Parkway.

  • Eaglewood

Eaglewood surrounds the 18-hole Eaglewood Golf Course, which opened in 1994, with custom and semi-custom homes on curving hillside streets. Many lots look west over the valley toward the Great Salt Lake. This area draws move-up buyers who want views and golf-course frontage within a short drive of downtown Salt Lake City.

  • Eaglepointe and Eagle Ridge

Eaglepointe and Eagle Ridge climb the benches above Parkway Drive and US-89, on ground that was partly reclaimed from an aggregate mine in the 1990s. Homes here are larger, many with walkout basements and view decks. Buyers weigh the views against geotechnical questions, and good records on the lot matter.

  • Orchard Drive and Town Center

The older core of North Salt Lake runs along Orchard Drive and Center Street, where the first subdivision replaced hillside orchards around 1916. Housing is a mix of mid-century ramblers, split-levels and smaller brick homes on established lots near Hatch Park and Orchard Elementary. Buyers include first-time owners and people who want a larger yard.

  • Tunnel Springs

Tunnel Springs sits on the upper bench at the Salt Lake County line, next to Tunnel Springs Park and the trailhead for the Bonneville Shoreline Trail heading south toward Salt Lake City. Homes are newer hillside construction with broad valley views. Buyers tend to be people who hike or mountain bike and want the trail at the door.

Flat rate vs percentage

What a flat rate changes in North Salt Lake

A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.

That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.

See how it works, step by step

Hypothetical example

On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not North Salt Lake market data — put your own number in and the arithmetic works the same way.

3% listing-side commission
$15,000
JupiDoor Seller-Managed
$1,150
JupiDoor Virtual Agent
$3,000
JupiDoor In-Person Agent
$4,500

The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

The process

Selling a home in North Salt Lake

The same five steps every sale runs through, whichever tier you choose.

  1. 1

    Find your realtor

Understand the different services out there so you can decide what realtor will fit your needs best.

  2. 2

    Find your home value

Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.

  3. 3

    Prepping for photos

Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

  4. 4

    Showings/ accepting an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

  5. 5

    Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ

North Salt Lake questions

  • North Salt Lake is in Davis School District. The city lists Orchard, Foxboro and Adelaide elementary schools, Mueller Park and South Davis junior highs, and Bountiful and Woods Cross high schools as the public schools serving its students, with the specific school depending on the address. Several charter schools also serve the city, including Legacy Preparatory Academy, Wasatch Peak Charter School and Spectrum Academy. Buyers should confirm boundaries with Davis School District for a specific address, since the city's hillside and Foxboro areas feed different schools.
  • Only some do. North Salt Lake runs both a culinary and a secondary water system, but its 2022 water conservation plan says only limited areas of the city have secondary water. Foxboro's secondary water is purchased from the Weber Basin Water Conservancy District, and the Eaglewood Golf Course and nearby homes are supplied through South Davis Water District. Elsewhere, lawns are generally watered with metered culinary water. Buyers comparing homes should ask which system a property is on, since it affects summer water bills.
  • The city has allowed accessory dwelling units on single-family lots since 2018, and the rules were updated in April 2025 in Municipal Code Section 10-19-17. Internal, attached, detached and above-garage units are all listed types. An ADU needs a land use permit, which has no fee, plus a building permit for new construction and extra off-street parking where required. Short-term rentals are a separate matter: they are prohibited in residential dwellings and districts unless the owner first obtains a short-term rental land use permit from the city.
  • North Salt Lake homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
  • Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
