JupiDoor in Pleasant Grove

Pleasant Grove was settled in 1850 as Battle Creek, incorporated in 1855, and renamed for a grove of cottonwoods between Battle Creek and Grove Creek. Known as Utah's City of Trees, it sits at about 4,600 feet below Mount Timpanogos in northern Utah County. Older homes on deep lots cluster around the original fort site and downtown, while newer subdivisions climb the east bench toward the Battle Creek and Grove Creek trailheads. Strawberry Days, held every June since 1922, dates to the area's strawberry fields.

Pleasant Grove sits in Utah County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods

Where people buy in Pleasant Grove

  • Old Fort

Old Fort is the historic core around the site of the 1850s pioneer fort near downtown and Center Street. Housing is a mix of older brick homes, bungalows and mid-century ramblers on deep lots, some with fruit trees and outbuildings. Buyers who like established trees and walkable access to downtown and Strawberry Days events look here.

  • Battle Creek

Battle Creek, named for the 1849 skirmish that gave the town its first name, covers the southeast bench below Battle Creek Canyon. Homes are mostly newer single-family houses with views across the valley, near the trailhead to the 50-foot Battle Creek Falls. Buyers here tend to value hiking access and larger homes.

  • Grove Creek

Grove Creek sits on the northeast bench near the mouth of Grove Creek Canyon and its trailhead at 1600 East 500 North. Housing is largely single-family homes from the later 20th century onward, some on larger lots. Buyers are drawn to canyon trails, the Valley Vista trail system and quick access to the Murdock Canal Trail.

  • Manila

Manila, on the north end of the city toward Cedar Hills and American Fork, was once a separate farming settlement and still gives its name to Manila Elementary. Homes are a mix of older farmhouses, mid-century houses and newer subdivisions on former fields. Buyers include commuters heading north toward Lehi's office parks.

  • Little Denmark

Little Denmark takes its name from the Scandinavian settlers who lived here in the city's early years, and it appears on the city's neighborhood map near the older center of town. Homes are generally older single-family houses on established lots. Buyers tend to be people wanting an older home with a yard close to downtown.

Compare the tiers

The same three tiers apply everywhere we work in Utah, Pleasant Grove included.

Flat rate vs percentage

What a flat rate changes in Pleasant Grove

A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.

That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.

See how it works, step by step

Hypothetical example

On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Pleasant Grove market data — put your own number in and the arithmetic works the same way.

3% listing-side commission
$15,000
JupiDoor Seller-Managed
$1,150
JupiDoor Virtual Agent
$3,000
JupiDoor In-Person Agent
$4,500

The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

The process

Selling a home in Pleasant Grove

The same five steps every sale runs through, whichever tier you choose.

  1. 1

    Find your realtor

Understand the different services out there so you can decide what realtor will fit your needs best.

  2. 2

    Find your home value

Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.

  3. 3

    Prepping for photos

Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.

  4. 4

    Showings/ accepting an offer

Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.

  5. 5

    Under contract and closing

The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ

Pleasant Grove questions

  • Yes, for most of the city. Pleasant Grove operates its own pressurized irrigation system, which carries untreated water from ditches, streams and canals for outdoor use only. It fills in mid-April, residents are asked to begin watering May 1, and it shuts down in the fall on a date the city announces. The city sets a watering schedule by odd and even addresses, with no watering between 10 a.m. and 6 p.m. or on Saturdays. Secondary water is not available west and south of State Street, where homes water with culinary water.
  • Pleasant Grove is currently in Alpine School District, which runs Pleasant Grove High School and several elementary and junior high schools in the city, including Manila and Grovecrest. After voters approved splitting Alpine in November 2024, Pleasant Grove, Orem, Lindon and Vineyard are forming the new Timpanogos School District, scheduled to begin operating in the 2027-28 school year. The city also has charter schools such as John Hancock Charter School and Lincoln Academy. Buyers should check a specific address with the district as boundaries are set.
  • Pleasant Grove sits at the base of Mount Timpanogos with several trailheads inside city limits. The Battle Creek Trail starts at 1700 East 200 South and reaches Battle Creek Falls in about half a mile, and continues to the Great Western Trail. The Grove Creek Trail starts at 1600 East 500 North. The paved Murdock Canal Trail, about 17 miles long, runs along the bench from Orem to Lehi and passes through the city. The Valley Vista system adds about 6.5 miles of multi-use loops on the foothills.
  • Pleasant Grove homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
  • Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
