North Jerome near Summit Elementary
The north side around 10th Avenue West, near Summit Elementary and Jerome Middle School, mixes mid-century homes with newer infill. The city approved Ellie's Landing at North Birch Street and 10th Avenue West, which adds townhomes and single-family houses. Buyers here tend to want a short trip to schools.
Upland Meadows
A subdivision on the east side of Jerome with quick access to South Lincoln, State Highway 25, US 93 and Interstate 84. It has newer single-family homes and building lots, and it appeals to buyers who commute toward Twin Falls or the interstate and want a newer house in town.
Becker Estates
A newer Jerome subdivision where local builders such as Lake Creek Homes have built single-family houses. Homes are recent construction with modern layouts, so resale sellers here compete directly with new builds and should highlight finished yards, window coverings and fencing that a new house would not include.
Canyon rim and rural Jerome County
South of town the farm ground runs to the north rim of the Snake River Canyon near the Perrine Bridge. Properties here are acreage homes and small farms, often with canal water and outbuildings. Buyers want space, animals or canyon access and ask detailed questions about water delivery and wells.

- Jerome Joint School District 261 serves the city, with its office on 4th Avenue West. Schools include Jefferson Elementary and Horizon Elementary for the early grades, Summit Elementary for grades two through five, Jerome Middle School and Jerome High School on North Tiger Drive. The district also operates Falls City Academy. Grade configurations change from time to time, so buyers should confirm the assigned schools for a specific address with the district.
- Jerome exists because of irrigation. Milner Dam and the North Side Canal were completed in 1905, and the North Side Canal Company now delivers water to farms across Jerome, Gooding and Elmore counties. Rural parcels usually own a number of canal company shares, and some newer subdivisions around Jerome have pressurized irrigation stubbed to each lot. When buying or selling, confirm how many shares transfer, what the annual assessment is and how water reaches the property.
- Twin Falls is about ten miles southeast. Most drivers take US 93 south across the Perrine Bridge over the Snake River Canyon, and others use Interstate 84 east to the Twin Falls interchange. The Idaho Transportation Department has been widening I-84 between the South Jerome and Twin Falls interchanges, with periodic night closures during construction. Jerome is also close to the junction of I-84 and US 93, which puts Boise and the Wood River Valley within reach.
