JupiDoor vs Homie: which Utah flat-fee option fits you

By JupiDoor · Updated October 12, 2026

Quick answer

Both are licensed Utah brokerages that charge a flat listing fee instead of a percentage. Homie's pricing page lists $5,500, $6,500 or $13,000 depending on list price, with a dedicated local agent. JupiDoor's Utah tiers are $1,150, $3,000 or $4,500, paid at closing, depending on how much help you want. Buyers: JupiDoor publishes a 1% cash back term; Homie leaves any rebate to its agent's discretion.

  • Homie's pricing page lists a $5,500 flat fee for homes listed under $500k, $6,500 under $1 million and $13,000 above $1 million.
  • Other pages on Homie's own site state different figures: a "$5,997 fee" in a savings footnote and "$5-10k" in its FAQ. Ask Homie which applies to you.
  • JupiDoor's Utah tiers are Seller-Managed $1,150, Virtual Agent $3,000 and In-Person Agent $4,500, all paid at closing.
  • Neither fee includes a buyer-agent commission. In both cases you decide what, if anything, to offer a buyer's agent.
  • Homie serves Utah and Arizona. JupiDoor serves Utah and Idaho.
  • Utah buyers with JupiDoor can get 1% of the price back when the seller offers a 3% buyer-agent commission. Homie publishes no rebate amount.

About this comparison

JupiDoor wrote this comparison and is one of the companies compared. Prices and terms as published on each company's website on October 12, 2026; check their site for current terms.

Every Homie figure on this page comes from Homie's own website, viewed on October 12, 2026. The pages are listed under Sources. We did not use third-party review or comparison sites for Homie's prices or terms.

Where Homie's site doesn't publish something, we say so rather than fill the gap. Where Homie's own pages disagree with each other, we show each figure and where it appears.

JupiDoor is a licensed real estate brokerage, Jupidoor LLC. Its Principal Broker is Mike Heslop, licensed since 2015. Homie's Utah brokerage is Homie We've Got Your Back, LLC, owned by Homie Technology Inc.

Side by side

This table compares the listing side only. It leaves out any buyer-agent commission on both sides, because you set that amount separately with either company.

Homie's pricing, and why three figures appear on its site

Homie's pricing page, under "I'm Selling", asks "How much will it cost to sell with Homie?" and lists three flat fees:

  • $5,500: "Simple flat fee for homes listed under $500k".
  • $6,500: "Simple flat fee for homes listed under $1 million".
  • $13,000: "Simple flat fee for homes listed above $1 million".

Two other Homie pages give different numbers. A footnote on Homie's sell page says savings are figured as the "difference between 3% listing agent commission vs. Homie's $5,997 fee." Homie's FAQ says sellers "pay a low flat fee of $5-10k depending on the price of the home."

We treat the pricing-page tiers as Homie's current published prices, because that page is where Homie lays out its fee schedule. We don't know which figure Homie would quote you. Ask for the fee in writing before you sign a listing agreement.

Note how the tiers are worded. They key off the list price, not the sale price. A home listed at $499,000 is "under $500k". A home listed at exactly $500,000 is not, so by the page's wording it falls in the $6,500 tier. Homie's site doesn't say what happens if you change the list price across a tier line.

Homie's sell page also says "Brokerage fees are fully negotiable and are not set by law". Its FAQ lists other costs a seller can expect: buyer's broker compensation if you choose, title and escrow fees, concessions, a home warranty and other negotiated costs.

JupiDoor's Utah tiers

JupiDoor sells three full-service Utah tiers. Each is a flat dollar amount paid at closing through the title company, not a percentage of the price.

  • Seller-Managed, $1,150: you handle more of the workload, such as showings and negotiation, with the help the listing brokerage is required to give. Includes the MLS listing, listing on real estate websites, emailed comps, paperwork and disclosures, and on-call support and consulting.
  • Virtual Agent, $3,000: everything in Seller-Managed, plus a virtual market analysis, virtual full-service representation, professional photography, a yard sign and lockbox, and call handling, feedback and negotiating.
  • In-Person Agent, $4,500: everything in Virtual Agent, plus an in-person market analysis, in-person full-service representation, agent-hosted open houses and in-person showings.

The tiers don't change with your home's price. A $350,000 home and a $900,000 home pay the same fee for the same tier. Details are at /sell/.

The math on a $500,000 Utah home

These numbers cover the listing fee only. They leave out any buyer-agent commission, title and escrow fees, and other closing costs, which you would owe with either company.

OptionListing feeDifference from Homie at $6,500Difference from Homie at $5,500
JupiDoor Seller-Managed$1,150$6,500 - $1,150 = $5,350 less$5,500 - $1,150 = $4,350 less
JupiDoor Virtual Agent$3,000$6,500 - $3,000 = $3,500 less$5,500 - $3,000 = $2,500 less
JupiDoor In-Person Agent$4,500$6,500 - $4,500 = $2,000 less$5,500 - $4,500 = $1,000 less

The $6,500 column applies to a home listed at exactly $500,000, per the pricing page wording. The $5,500 column applies if you list just under $500,000.

Homie's own savings footnote compares against a 3% listing commission. For reference, 3% of $500,000 = $15,000. That is a listing-side figure only; a buyer-agent commission would be on top in that scenario too.

The closest like-for-like match is probably JupiDoor's In-Person Agent tier against Homie, since both include an agent, professional photos, a sign and negotiation. Read the full lists in the table above and decide which items matter to you.

Service: what a Homie agent does and what JupiDoor's tiers do

Homie's FAQ says "Each buyer and seller has a dedicated licensed real estate agent from their local area." Homie says it is not an iBuyer and not a FSBO platform. Its sell page describes a dedicated agent, a personalized home value report, professional photos, an MLS listing, a for-sale sign, social media marketing and buyer-tour management. The agent handles paperwork and negotiations.

On showings, Homie's FAQ says a buyer's agent brings buyers to your home and you don't have to be there. You get a text when a buyer wants a tour and can accept or reschedule. On open houses, the FAQ says to discuss the strategy with your agent; it doesn't promise one.

JupiDoor's tiers split the work differently. With Seller-Managed, you take the calls, schedule showings and negotiate, and JupiDoor provides the listing, paperwork, disclosures and on-call help. With Virtual Agent, JupiDoor takes the calls, gathers feedback and negotiates for you, and adds photos, a sign and a lockbox. With In-Person Agent, a JupiDoor agent also meets you in person, shows the home and hosts open houses.

So the real question is how much of the work you want to hand off. If you want one agent to do everything, compare Homie's fee with JupiDoor's In-Person Agent tier. If you're comfortable doing part of it yourself, JupiDoor's lower tiers are an option Homie's pricing page doesn't offer.

Buying a home: JupiDoor's 1% vs Homie's discretionary rebate

In Utah, buyers who purchase with JupiDoor can get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. JupiDoor keeps a 2% minimum, so there is no cash back when the commission it receives is 2% or less. It is paid as a closing credit, a check or a commission adjustment. It is available in Utah only. Full terms are at /cashback/.

Example: on a $500,000 purchase where the seller offers 3%, 1% of $500,000 = $5,000 back to you.

Homie's buy page says: "Talk to your dedicated agent about buyer rebate* availability." The footnote reads: "Any rebate is subject to the discretion of the independent agent." Homie's FAQ answers "How much does Homie charge to help me buy a home?" with "Commissions are always negotiable. Ask your Homie Buyer's Agent for details." No rebate amount or percentage was published on the Homie pages we viewed as of October 12, 2026.

Homie's pricing page also has an "I'm Buying" tab that loads separately. We could not capture its contents, so we don't report anything from it. If you're weighing Homie as a buyer, ask the agent for the rebate in writing, in the buyer broker agreement.

Both companies require the usual paperwork. Homie's FAQ notes that since August 2024 a buyer broker agreement must be signed before an agent shows you homes.

Other things to know about Homie

  • Service area: Homie's footer and FAQ say it serves Utah and Arizona. It doesn't list Idaho.
  • Affiliated companies: Homie's site discloses that Homie Loans, Homie Title (Investors Title Insurance Agency, Inc.) and Homie Insurance are owned by the same parent as the brokerage, and that each may refer you to another. It also says you are not required to use any of them.
  • Photos: professional photography is included, usually scheduled within 48 hours of signing the listing agreement, per Homie's FAQ.
  • Yard sign: Homie's FAQ says it installs signs in most areas it serves; outside the coverage area, the post is shipped for you to install.
  • Listing timing: Homie's FAQ says the MLS and other sites may take up to 24 hours to show the listing.
  • Cancellation: Homie's cancellation terms were not published on their site as of October 12, 2026. Ask to see the listing agreement first.

Who each one fits

Homie may be the better fit if:

  • You're selling in Arizona, where JupiDoor doesn't operate.
  • You want one dedicated local agent to run the whole sale and you're comfortable with Homie's published flat fee.
  • You'd like loan, title and insurance services from affiliated companies under one brand, knowing you're free to shop around.

JupiDoor may be the better fit if:

  • You want a lower flat fee and are willing to take on some of the work yourself (Seller-Managed or Virtual Agent).
  • You want full in-person service at a fee below Homie's published tiers (In-Person Agent).
  • You're selling in Idaho, where Homie doesn't operate. See /list-your-home/.
  • You're buying in Utah and want a published cash back term rather than one left to an agent's discretion.

Whichever you choose, read the listing agreement before you sign. Check the fee, when it's due, what happens if the home doesn't sell, and how you can cancel. For a broader look at flat fees and percentage commissions, see /selling-costs/flat-fee-vs-commission/. For other options side by side, see /compare/.

  • On published listing fees, yes. JupiDoor's Utah tiers are $1,150, $3,000 and $4,500, paid at closing. Homie's lowest published tier is $5,500. The services differ by tier, so compare what's included, not just the price. Neither figure includes a buyer-agent commission.
  • Homie's buy page invites buyers to ask their agent about "buyer rebate availability" and says any rebate is at the discretion of the independent agent. No amount was published on its site as of October 12, 2026. JupiDoor's Utah buyers can get 1% of the price back when the seller offers a 3% buyer-agent commission, with none at 2% or less. Terms are at /cashback/.
  • No. Homie's site says it serves Utah and Arizona. JupiDoor serves Utah and Idaho. Its Idaho flat-fee MLS packages are at /list-your-home/.
  • That's your choice with either company. Neither listing fee includes buyer-agent compensation. You decide whether to offer it and how much, and a buyer may also ask for it in an offer. Homie's FAQ says buyer broker compensation "is always negotiable."
