Utah Valley
JupiDoor in Saratoga Springs
Saratoga Springs occupies a strip of land between the northwest shore of Utah Lake and the foothills of the Lake Mountains, beside the Jordan River's outlet. It takes its name from a hot springs resort the Beck family opened in 1884, which ran until 1995. The city incorporated in 1997, and nearly all of its housing is master-planned subdivisions and townhomes built since then. Buyers are mostly commuters to the Lehi tech corridor and households wanting newer homes with lake or mountain views.
Saratoga Springs sits in Utah County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Saratoga Springs
Harvest Hills
One of Saratoga Springs' earlier developments, with streets like Harvest Moon Drive and homes largely from the 2000s. It has single-family homes with basements and some townhomes, and it draws move-up buyers who want an established street with mature landscaping close to Redwood Road.
Jacobs Ranch
A subdivision built mostly between 2000 and 2009, with larger two-story homes on lots around a quarter acre. Most homes feed into Westlake High School. Buyers are often households wanting more interior space and a yard, within reach of Pioneer Crossing and Lehi.
Wildflower
A large master-planned community in north Saratoga Springs being built by several national and regional builders, with single-family homes, townhomes and apartments. Amenities include a dog park, trails, greenbelts and pickleball courts, and it attracts buyers who want new construction near Mountain View Corridor.
TalonsCove
The area around TalonsCove Golf Club, an 18-hole public links course opened in 2003 on Talons Cove Drive. Homes nearby look east over Utah Lake toward Mount Timpanogos, and they appeal to golfers and buyers who put views first.
Saratoga Hot Springs lakeshore
The shoreline area near the original hot springs at the north end of Utah Lake, where the old resort has been redeveloped privately with a pool and clubhouse. Nearby homes put buyers close to the marina, lake access and the Jordan River shoreline trails.

Flat rate vs percentage
What a flat rate changes in Saratoga Springs
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Saratoga Springs market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Saratoga Springs
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Saratoga Springs questions
- Saratoga Springs is currently in the Alpine School District, which has built several elementary schools, two middle schools and Westlake High School in the city. After voters approved splitting Alpine in 2024, Saratoga Springs schools will join the new Lake Mountain School District with Eagle Mountain, Cedar Fort and Fairfield when it begins operating on July 1, 2027. Buyers should confirm school assignments for a specific address with the district.
- The city runs a separate, non-drinkable pressurized irrigation system fed by irrigation wells, the Utah Lake Distributing Canal and Utah Lake. It installed meters starting in 2014, and residents now pay a flat monthly fee year-round plus tiered usage charges in summer. The system is charged around mid-April and shut off around mid-October, and outdoor watering is not allowed between 10 a.m. and 6 p.m.
- Pioneer Crossing, also called State Route 145, connects to Lehi and I-15, and Redwood Road runs north-south through the whole city. Mountain View Corridor reaches north Saratoga Springs. UDOT approved a study in December 2025 for a roughly 10.7-mile extension south from State Route 73 to Redwood Road near Pelican Point, which would give southern neighborhoods a second main route.
- Saratoga Springs homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
