Eastern Idaho
JupiDoor in Rigby
Rigby is the Jefferson County seat on the Snake River Plain, north of Idaho Falls along US Highway 20, the main route toward Yellowstone. Founded in 1884 as an irrigation colony and incorporated in 1903, it was platted in 1888 into streets and ten-acre blocks, and a larger share of its homes predates 1970 than in the rest of the county. Growth since 1990 has added newer subdivisions around the older core. The city calls itself the Birthplace of Television after Philo Farnsworth, who studied at Rigby High. Most working residents commute to Idaho Falls or Rexburg.
Rigby homes are listed on the Snake River MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge
What sellers in Rigby should know
Most working Rigby residents commute to Idaho Falls or Rexburg on US-20, so buyers will ask how quickly your street reaches the highway and how the drive goes on winter mornings.
Parcels just outside city limits fall in Rigby's area of city impact, where Jefferson County decides land use until annexation, so confirm which rules apply before promising a shop, split or second home.
Rigby's R-2 zone allows up to two dwellings on a lot, while R-1 is set aside for detached homes on larger lots, so check the zoning before advertising a duplex or second-unit option.
A larger share of Rigby homes were built before 1970 than elsewhere in Jefferson County, so buyers of houses near State and Main streets will ask about roofs, sewer lines and older wiring.
Jefferson County School District 251 runs both Rigby High School and Jefferson High School in Menan, so buyers on the west side of the district should confirm which school an address is assigned to.
Neighborhoods
Where people buy in Rigby
Downtown Rigby
The original 1888 townsite around State and Main streets, with the Farnsworth TV & Pioneer Museum on West 1st South and South Park's Pirate Island Playground nearby. Older homes on generous lots draw first-time buyers and people who want to walk to shops and county offices.
Labelle
Farm country northeast of Rigby, where founders George A. Cordon and Omer Call first homesteaded in 1884 before high water in an old Snake River channel moved them to the present townsite. Rural homes and irrigated ground attract buyers wanting acreage close to town.
Jefferson County Lake
A county-run lake near Rigby with tent and RV camping around its shore, fishing and summer day use, open from May 1 to mid-October. Homes in the surrounding area appeal to buyers who want water recreation a few minutes from home.
Menan
A small city west of Rigby in the same school district, home to Jefferson High School. Homes on larger lots and surrounding farm ground draw buyers who want a quieter town, often with a commute to Idaho Falls or Rexburg.

FAQ
Rigby questions
- There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- Rigby homes are listed on the Snake River MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- Philo T. Farnsworth's family moved to a farm near Rigby in 1918. As a student at Rigby High School, he sketched his idea for an electronic television system on the blackboard for his science teacher, Justin Tolman, and one of those drawings was later reproduced in a patent interference case between Farnsworth and RCA. The city posts the claim on a billboard at the south end of town, and the Farnsworth TV & Pioneer Museum at 118 West 1st South tells the story.
- Under Idaho law, Rigby and Jefferson County have agreed on an area of city impact around the city. Land use applications in that area are decided by Jefferson County, and the city takes full control only once a property is annexed, while the county maintains roads there. Buyers looking at acreage or a lot on the edge of town should check with the county planning and zoning office, not just the city, before planning a shop, split or second home.
- Jefferson County School District 251, headquartered at 3850 East 300 North in Rigby, serves Rigby along with Lewisville, Menan and Roberts, and it reaches into part of Madison County. It runs two high schools, Rigby High School in Rigby and Jefferson High School in Menan, and it is the county's largest employer. Because the district covers a wide rural area, buyers should confirm the school assignment and bus route for a specific address.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
