JupiDoor in Ogden
Ogden began as Miles Goodyear's Fort Buenaventura in 1846 and became a rail hub after 1869, and its housing still follows that history. Victorian and Prairie-style homes line the Central Bench between 20th and 30th streets, mid-century houses and ranches cover the east bench toward Mount Ogden, and smaller homes sit west near the old rail yards. Weber State University, McKay-Dee Hospital, the IRS center and nearby Hill Air Force Base shape who buys, and Ogden Canyon leads to three ski resorts.
Ogden sits in Weber County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Ogden
East Central
East Central lies between 12th and 36th streets west of Harrison Boulevard and holds some of Ogden's oldest housing, from Victorian houses to bungalows and cottages on small lots. It includes the Jefferson Avenue Historic District. Buyers are often first-time owners and renovators who want character and a short trip to 25th Street.
Central Bench Historic District
This National Register district covers roughly 80 blocks between 20th and 30th streets from Adams Avenue to Harrison Boulevard, with nearly 3,300 buildings dating from the 1860s to the 1940s. It includes Eccles Avenue's Prairie-style homes. Buyers here tend to value original woodwork and architecture and accept older systems.
Southeast Ogden
Southeast Ogden is the city's largest planning community, covering Weber State University, McKay-Dee Hospital and the Shadow Valley area on the bench below Mount Ogden. Housing ranges from postwar ranches to larger homes near Mount Ogden Golf Course. Hospital and university staff are a steady part of the buyer pool.
Mount Lewis
Mount Lewis, once called the Lincoln Edison community, covers northeast Ogden between Washington Boulevard and the mountain front, north of North Street. Homes are mostly modest single-family houses from the mid-20th century onward, with foothill streets near Ben Lomond. Buyers include commuters heading to Hill Air Force Base and North Ogden.
Taylor
The Taylor community runs from Harrison Boulevard to the east city limits between 26th Street and the bluff above Rainbow Gardens. It sits at the mouth of Ogden Canyon, so homes here are among the closest to the canyon road leading to Pineview Reservoir, Snowbasin and Powder Mountain. Recreation-minded buyers look here first.
West Ogden
West Ogden sits west of the rail yards near the meeting of the Ogden and Weber rivers, close to the Fort Buenaventura site. Houses are generally older and smaller, mixed with industrial land that grew around the railroad. Buyers are often first-time owners and investors looking for a lower entry point near downtown.

Compare the tiersThe same three tiers apply everywhere we work in Utah, Ogden included.
Flat rate vs percentage
What a flat rate changes in Ogden
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Ogden market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Ogden
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Ogden questions
- Ogden allows accessory dwelling units by permit, but the owner must live in either the main house or the ADU, the rented unit is limited to two adults with or without minor children, and two off-street parking spaces are required. Detached units must be 300 to 800 square feet. The permit is voided when the property sells, so a new owner must reapply. Short-term rentals need a city license. In R-1 zones they are limited to owner-occupied homes, while R-2 through R-5 and R-9 zones allow one non-owner-occupied rental per block.
- Some do, but not all. Ogden City does not run a secondary water utility. Pineview Water Systems, a consortium that includes the Ogden River Water Users' Association, is the main provider of pressurized secondary water, and Weber Basin Water Conservancy District serves other areas. Small ditch companies such as Dinsdale Ditch and Glenwood Irrigation still deliver water to some older neighborhoods. The city's water element shows that well under half of residences have access through one of these routes. Homes without it water with culinary water, which the city asks residents to conserve during dry years.
- Ogden Central station is a stop on the FrontRunner commuter train, which runs south through Davis County to Salt Lake City and Provo. Since August 2023 the Ogden Express, or OGX, bus rapid transit line has connected that station to Weber State University and McKay-Dee Hospital along 5.3 miles, using dedicated center lanes on Harrison Boulevard. Buses run about every 10 to 15 minutes on weekdays. For drivers, I-15 runs along the west side of the city and US-89 follows the east bench toward Hill Air Force Base.
- Ogden homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
