It sits at about 4,885 feet along the western and northern bases of the Lake Mountains, across roughly 50 square miles. Nearly all of the housing is newer single-family construction in areas like The Ranches, SilverLake and City Center, alongside large-lot and rural parcels to the west. Meta and Google data centers are among the major employers.

  • The Ranches

    The Ranches, in the northeastern part of the city, is one of Eagle Mountain's oldest master-planned areas and has slightly milder temperatures because it sits closer to the Salt Lake and Utah valleys. Housing is mostly single-family homes built over the past two decades, bought by commuters heading toward Lehi and Saratoga Springs.

  • SilverLake

    SilverLake is a newer planned area on the east side of the city with single-family homes and some townhomes. Some SilverLake students have attended Westlake High and Vista Heights Middle rather than Eagle Mountain's own schools. It draws buyers who want newer construction and a shorter drive to the Utah Valley side.

  • City Center

    City Center lies farther west in Cedar Valley near Fairfield, around the original town area. It sits in a rain shadow, with cooler nights and less precipitation than The Ranches. Homes range from single-family subdivisions to properties on larger lots, and buyers tend to trade a longer commute for more space.

  • White Hills

    White Hills is a neighborhood on the city's western edge that Eagle Mountain annexed in 2011, when it had about 400 residents. Pole Canyon Boulevard connects it to City Center.   • Eagle Mountain is currently part of Alpine School District, and Cedar Valley High School opened in the city in 2019, along with Frontier Middle and eight elementary schools. Alpine School District is scheduled to split in 2027, after which Eagle Mountain is set to be part of the newly formed Lake Mountain School District. Some students in the SilverLake area have attended Westlake High and Vista Heights Middle, so boundaries matter. Families should check both current and future assignments for a specific address before buying.
  • Eagle Mountain City has two main sources: groundwater wells drawing from the Cedar Valley Aquifer and wholesale water from Central Utah Water Conservancy District. The city does not yet have a citywide secondary irrigation system, so most homes use culinary water for their yards, and outdoor use makes up the majority of demand. The city is pursuing a secondary system using reused water. Central Utah Water rebate programs for smart controllers and water-wise landscaping are available to residents.
  • Most residents drive. State Route 73 and Pony Express Parkway are the main routes east toward Saratoga Springs, Lehi and I-15, and a segment of the Mountain View Corridor was completed in December 2025, giving another route north toward the Salt Lake Valley. Commute time depends heavily on which part of the city you live in, since The Ranches and SilverLake sit much closer to Lehi than City Center or White Hills do.
