Since then it has grown into one of the larger cities in southwest Salt Lake County, almost entirely through master-planned communities such as Rosecrest, Anthem and Herriman Towne Center, and more recently Olympia on the northwest side. Housing is mostly newer detached homes, townhomes and twin homes on the slopes below the Oquirrh foothills, with Camp Williams to the south. It spreads across the foothills with detached homes, townhomes and parks, and draws move-up buyers who want views and newer construction with HOA-maintained common areas.
Anthem
Anthem is a master-planned community of detached homes grouped into subdivisions including Acadia Park, Arches Park and Yukon Park. Homes are newer two-story and rambler designs on suburban lots, and buyers are typically households moving up from townhomes or relocating from out of state who want a neighborhood built all at once.
Herriman Towne Center
Herriman Towne Center is a master-planned area of more than 375 acres that mixes city hall and civic buildings, retail, parks and housing. Homes include townhomes, twin homes and detached houses on smaller lots, which appeal to first-time buyers and people who want shops and services within a short walk or drive.
Olympia
Olympia is a 933-acre development in northwestern Herriman, entitled by Salt Lake County in 2020 and annexed into the city effective January 2022. Plans allow up to about 6,330 homes plus commercial areas, open space and a Utah State University agricultural center. Its first subdivisions carry national park names such as Joshua Tree and Kings Canyon.
Creek Ridge
Creek Ridge is a Herriman community marketed with lots in a range of sizes, no HOA and about 45 acres of planned open space. It appeals to buyers who want newer construction without monthly association dues and who may want room for an RV pad, a shop or a detached accessory unit.

- Herriman is in the Jordan School District. The city has two high schools, Herriman High and Mountain Ridge High, along with several middle and elementary schools, and new schools have opened as the city has grown. Boundaries have shifted as schools are added, so buyers should check the exact school assignment for a specific address with Jordan School District rather than relying on a listing or a neighbor. Several charter schools also operate in and near Herriman.
- Some do. Herriman City runs both the culinary water system and a secondary irrigation system, but secondary water is only available in certain areas. Where it exists it is usually on from early May to mid-October, and the city now meters secondary connections. To connect, an owner must pass a sprinkler connection inspection and, if the property uses both culinary and secondary water, provide a current backflow test report. Buyers should ask whether a home is already connected and metered.
- Yes, with a permit. Consistent with state law, Herriman allows an internal ADU, such as a basement apartment, on lots of at least 0.1377 acres, and a detached ADU on lots of at least 0.2295 acres. Only one ADU, internal or detached, is allowed per single-family lot, and each type has its own permit packet with parking and building requirements. HOA rules can add restrictions, so buyers counting on rental income should check both the city permit and the CC&Rs.
