JupiDoor in Fruitland

Fruitland sits between the Snake and Payette rivers on US Highway 95, across the Snake from Ontario, Oregon. It began as John Hall's 1897 homestead, was known as Zeller's Crossing after the Payette Valley Railroad arrived in 1906, and was renamed for the apple and plum orchards around it, which earned it the nickname Big Apple of Idaho. The old commercial blocks on Pennsylvania and Iowa avenues are now ringed by newer subdivisions, with orchards and row crops at the edges. Swire Coca-Cola, Woodgrain and Dickinson Frozen Foods run plants here, and many residents work in Ontario.

Fruitland homes are listed on the Intermountain MLS, one of the Idaho MLSs JupiDoor lists on. Your listing goes on it under a licensed Idaho brokerage, and from there to the sites buyers search.

Local knowledge

What sellers in Fruitland should know

  • Buyers who work in Ontario cross the Snake on the US-30 Ontario Bridge or the Interstate 84 Devo Bridge, so describe how your street reaches those crossings, not just the drive to Boise.

  • Swire Coca-Cola's bottling plant, Woodgrain's mill and Dickinson Frozen Foods bring shift workers to town, and those buyers ask about the drive to the plant along US-95 at shift-change hours.

  • Fruitland's farm ground has been irrigated since the Farmers Cooperative Canal was built in 1892-93, so parcels at the edge of town may still carry canal water or ditch easements to disclose.

  • Newer subdivisions on the edges of Fruitland back onto working orchards and row crops, so tell buyers up front about seasonal spraying, harvest traffic and farm equipment on nearby roads.

  • Fruitland School District 373 is separate from Payette's district just to the north, so confirm the district by address, especially for homes near the line between the two cities along US-95.

Neighborhoods

Where people buy in Fruitland

  • Downtown Fruitland

The original townsite around Pennsylvania Avenue, Iowa Avenue and Third Street, the commercial center since about 1909. Older homes on smaller lots sit near Fruitland Community Park, which keeps the octagonal bell tower from the town's first elementary school. Buyers here often want an older house close to city services.

  • Mesa Park area

Residential streets around Mesa Park, the city's main sports park with baseball and softball fields, a basketball court, tennis courts and a playground. Buyers who spend evenings at practices and games like being able to walk or bike to the fields.

  • Crestview Park area

On the south side of town around Crestview Park, which has a splash pad, play area and picnic shelter, with a walking trail toward the Snake River in the city's plans. Newer homes here draw buyers who want a yard and a park within a few blocks.

  • Snake River side

The west edge of Fruitland near US-30 and the Ontario Bridge puts owners minutes from Ontario, Oregon, and from the Snake River, where the Ontario State Recreation Site offers boating and fishing on the Oregon bank. Buyers who cross the river for work or shopping every day look here.

  • Orchard country

Outside city limits, apple and plum orchards, row crops and produce stands such as AC&D Farms on the southern fringe surround the town. Rural homes on acreage draw buyers who want space for animals, a garden or a small orchard, and who will ask about irrigation water and ditch easements.

How it works

Listing in Idaho, step by step

Five steps from picking a package to closing. Everything in between happens in your account.

  1. 1

    Choose a package

Pick from MLS Starter, MLS Premium, Full Service Realtor, and add anything else you want. You pay once, when you sign up.

  2. 2

    Complete the online listing

Your address, price, property details, photos and MLS information all go in through your dashboard, at whatever pace suits you.

  3. 3

We put it on the MLS

A licensed broker reviews what you entered and publishes the listing to your local MLS, which feeds Zillow, Realtor.com and local broker sites.

  4. 4

    Showings and offers

Buyers and their agents reach you through the listing. On MLS Premium and Full Service Realtor we read the offers with you before you sign anything.

  5. 5

    Close and keep your equity

There is no listing-side commission taken out of your sale — only the Full Service Realtor package adds 0.5% at closing.

FAQ

Fruitland questions

  • There are 3 packages: MLS Starter at $399, MLS Premium at $499, Full Service Realtor at $499 plus 0.5% at closing. The package price is paid up front, when you sign up, instead of a listing commission. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
  • Fruitland homes are listed on the Intermountain MLS. In Idaho, JupiDoor lists on the Intermountain MLS, Pocatello MLS and Snake River MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
  • Fruitland sits directly across the Snake River from Ontario, and the two are part of the same Ontario micropolitan area. Two bridges connect them: the Ontario Bridge carries US Highway 30 and the Devo Bridge carries Interstate 84. Many Fruitland residents shop, work or see doctors in Ontario and live on the Idaho side. Buyers crossing the state line daily should ask a tax professional how working in one state and living in the other affects their filings.
  • Fruitland School District 373 serves the city with its own elementary, middle and high schools. It is a separate district from Payette Joint School District 371 a few miles north on US-95, and from New Plymouth to the east. Because the city has grown outward into former orchard ground, buyers looking at newer homes near the edges of town should confirm the district and school assignment for a specific address with the district office.
  • Three plants anchor Fruitland's economy. Swire Coca-Cola runs a beverage production facility, Woodgrain operates a wood products mill, and Dickinson Frozen Foods processes onions and peppers year-round. All three are among the largest employers in the Payette County area, and they sit within a short drive of most Fruitland neighborhoods. Farm work in the surrounding orchards and fields adds seasonal jobs, and many other residents commute to Ontario, Oregon, or east toward Boise.
  • That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
