Salt Lake Valley
JupiDoor in Draper
Draper was settled in 1849 when Ebenezer Brown grazed cattle along South Willow Creek, and in the 1940s it was known as the Egg Basket of Utah. It incorporated as a city only in 1978 and has since filled the south end of the Salt Lake Valley between the Wasatch Range and Traverse Ridge. Housing ranges from older homes near the historic fort site to hillside neighborhoods in South Mountain and SunCrest. Tech employers at Point of the Mountain, and redevelopment of the former state prison site, shape who buys here.
Draper sits in Salt Lake County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Draper
SunCrest
SunCrest is a mountain-top community on Traverse Ridge between Draper and Alpine, begun in 1999 and sitting above 5,500 feet with views of both the Salt Lake and Utah valleys. Homes are mostly newer single-family houses under an HOA with a clubhouse, pool, gym and private trails, and buyers accept a steep drive for the setting.
South Mountain
South Mountain is a hillside development on the Draper bench around South Mountain Golf Club and the Draper Amphitheater. Homes are larger custom and semi-custom houses, including gated sections such as Village on the Green, and they attract move-up buyers who want golf, views and quick trail access.
Corner Canyon
The neighborhoods below Corner Canyon Regional Park, near the Andy Ballard Arena at 1600 East Highland Drive, sit at the base of one of the valley's best-known trail networks. Housing is single-family homes on bench lots, and buyers here are often mountain bikers, runners and horse owners who want trails close by.
Historic Draper
The older center of town around Draper Historical Park and Fort Street marks where the original fort stood. Housing is a mix of older homes on larger lots and infill, and some properties still allow animals. It appeals to buyers who want space and character rather than a newer subdivision.

Compare the tiersThe same three tiers apply everywhere we work in Utah, Draper included.
Flat rate vs percentage
What a flat rate changes in Draper
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Draper market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.
The process
Selling a home in Draper
The same five steps every sale runs through, whichever tier you choose.
- 1
Find your realtor
Understand the different services out there so you can decide what realtor will fit your needs best.
- 2
Find your home value
Understanding your home value will give you the foundation of your overall plan to help budget and plan for your future.
- 3
Prepping for photos
Clean and declutter your home to help advertise it to potential buyers. Buyers have said that photos are the most important thing when determining on seeing a home or not.
- 4
Showings/ accepting an offer
Be prepared to have your home shown a number of times before you find your buyer. Once you find your buyer and accept your offer, you’re on your way to the finish line.
- 5
Under contract and closing
The buyer will do some home inspections and an appraisal before closing. This part of the process takes about 30 days before you close.

FAQ
Draper questions
- Draper is served by two providers. WaterPro, a private company, supplies drinking water to areas generally east of I-15 and north of 14600 South and runs a separate pressurized irrigation system in that area. Draper City's own system serves areas generally west of I-15 and south of 14600 South, including The Point redevelopment, and there it supplies both indoor and outdoor water with no separate pressurized irrigation system. Buyers should check which provider serves an address, since billing and irrigation setup differ.
- Most of Draper is in Salt Lake County and is served by Canyons School District. The portion of Draper that lies in Utah County is served by Alpine School District instead. That split matters most for buyers looking at homes in the higher, southern parts of the city near the county line. Boundaries for individual schools are set by each district and can change, so confirm the assigned schools for a specific address with the district before making a decision.
- The Utah State Prison operated in Draper from 1951 until 2022. The site, about 600 acres, is now being redeveloped as The Point under the Point of the Mountain State Land Authority. Phase one includes a pedestrian main street called the Promenade, public open space and about 3,300 apartments and other multifamily homes, with offices, retail, parks and trails planned. Infrastructure work began in December 2024 with the extension of Porter Rockwell Boulevard.
- Draper homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
