Wasatch Front
JupiDoor in Bountiful
Bountiful was settled in September 1847 by Perrigrine Sessions, making it Utah's second settlement after Salt Lake City, and it was incorporated in 1892. The original town and downtown sit at the base of the Wasatch Range, with neighborhoods climbing the mountain slopes to the east and flatter ground running west toward the Great Salt Lake. The housing ranges from older homes near Main Street and the 1862 tabernacle to hillside houses along the upper benches. The city runs its own electric utility, which sets it apart from most Wasatch Front suburbs.
Bountiful sits in Davis County, where homes are listed on the UtahRealEstate MLS, one of the four Utah MLSs JupiDoor lists on. Whichever side of the deal you are on, you work with the same licensed Utah brokerage and the same flat rate.

Neighborhoods
Where people buy in Bountiful
Val Verda
Val Verda makes up the southern section of Bountiful near the Salt Lake County line. It is a mostly established residential area of single-family homes on the slopes above I-15, and it draws buyers who work in Salt Lake City and want a short drive south without leaving Davis County.
Downtown and Main Street
The blocks around Main Street hold Bountiful's oldest housing, close to the tabernacle built in 1862 and the original town site that settlers once ringed with an earthen wall. Expect older, smaller single-family homes on established lots, bought by people who want to walk to shops and restaurants on Main.
East Bench and Bountiful Boulevard
The upper benches along Bountiful Boulevard, near the Bountiful Utah Temple, hold larger hillside homes with long views west over the valley and the Great Salt Lake. Buyers here are usually moving up and pay attention to views, lot slope and access to the foothill trails.
Mueller Park
The Mueller Park area on the east side takes its name from the canyon and the Mueller Park Trail, a popular hiking and mountain biking route up the canyon, and Mueller Park Junior High serves the area. Homes here are single-family houses on the bench, and buyers are often people who want trail access close to home.

Flat rate vs percentage
What a flat rate changes in Bountiful
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. JupiDoor charges one flat rate for the listing side instead. You pick the tier, the price is fixed before the sign goes in the ground, and it is paid at closing.
That is the whole of the difference. The listing, the photography, the negotiation and the paperwork are the same work a percentage-based agent does — what changes is the number on the settlement statement.
Hypothetical example
On a $500,000 sale, a 3% listing-side commission is $15,000. These are illustrative figures, not Bountiful market data — put your own number in and the arithmetic works the same way.
- 3% listing-side commission
- $15,000
- JupiDoor Seller-Managed
- $1,150
- JupiDoor Virtual Agent
- $3,000
- JupiDoor In-Person Agent
- $4,500
The buyer’s agent commission is separate and is yours to decide. JupiDoor’s flat rate covers the listing side only.

FAQ
Bountiful questions
- Bountiful City Light and Power has owned and run the city's electric system since 1935, so homes in Bountiful are billed by the city for power rather than by Rocky Mountain Power. Outdoor irrigation water in most neighborhoods comes from Bountiful Irrigation District, which has delivered pressurized secondary water to Bountiful and part of Woods Cross since 1960 using Weber Basin water carried through the Davis Aqueduct. Buyers should confirm that a given property has a secondary water connection, since that affects how the yard is watered and billed.
- Bountiful allows accessory dwelling units in single-family homes in residential and downtown mixed-use zones, but the property must be owner-occupied. The owner can live in either unit, and there is a limit of one ADU per property. Internal ADUs, such as a basement apartment, are approved by city staff, while detached ADUs are a conditional use that needs Administrative Committee approval. You cannot move out and rent both units, because that would effectively turn the home into a duplex.
- Bountiful is part of the Davis School District. The city has two high schools, Bountiful High and Viewmont High, along with four junior high schools: Bountiful, Millcreek, Mueller Park and South Davis. Elementary schools inside the city include Adelaide, Boulton, Bountiful, Holbrook, Meadowbrook, Muir, Oak Hills, Tolman and Valley View. Boundaries are set by the district and can change, so check the district's school locator for a specific address rather than relying on which school is closest.
- Bountiful homes are listed on the UtahRealEstate MLS. In Utah, JupiDoor lists on the UtahRealEstate MLS, Park City MLS, Iron County MLS and Washington County MLS, so your home goes on the one that covers your area, and from there to Zillow, Realtor.com and local broker websites.
- JupiDoor charges a flat rate for the listing side rather than a percentage of your sale price. There are three tiers — Seller-Managed at $1,150, Virtual Agent at $3,000, In-Person Agent at $4,500 — so the listing side costs $1,150 to $4,500 depending on how much of the work you want handled for you. It is paid at closing, with no upfront cost. A buyer's agent commission, if you choose to offer one, is separate and is yours to set.
- The service is the same: pricing, listing, marketing, negotiation and transaction support from listing through closing. What changes is the bill. A traditional listing agent is paid a percentage of the sale price, so the fee grows with the value of the home. JupiDoor is a flat rate brokerage, not a discount or MLS-only service, so you get full representation at a price fixed before your home goes on the market.
- Yes, with the same full-service representation: touring homes, writing the offer, negotiating and closing. Utah only. You get 1% of the purchase price back when the seller offers a 3% buyer-agent commission. We keep a 2% minimum, so there is no cash back when the commission we receive is 2% or less. No minimum purchase price and no maximum rebate. Paid as a closing credit, a check, or a commission adjustment.
