How It Works
Selling an Idaho home without a full-price listing agent is simpler than most sellers expect. Here is the whole process, start to finish.

FAQ
Questions sellers ask
- You pay one price up front to have your Idaho home listed on the local MLS by a licensed broker, instead of paying a listing agent a percentage of the sale. The listing looks the same to buyers and buyer agents as any other listing. You keep control of the sale, and you keep the commission you would have paid the listing side.
- The flat fee MLS listing service is offered in Idaho only. If you are selling in Utah, JupiDoor offers full-service selling with a flat fee paid at closing instead — see the Sell page or call us.
- That is your call. Many sellers still offer something toward the buyer's agent to keep their home competitive, but it is optional, and since August 17, 2024 the offer can no longer be published on the MLS. You record what you are willing to offer when you set up your listing, and it is shared with buyer agents directly rather than on the listing. Whatever you offer, the listing-side savings are yours.
- Usually one to two business days once your information is in, your photos are uploaded and your listing paperwork is signed. If something is missing we will email you, so watch for that.
- Yes. Price changes, description edits, new photos and open house postings all go through your dashboard. MLS Starter includes five changes, and MLS Premium and Full Service Realtor include as many as you need.
- A listing agreement, Idaho's seller property disclosure, the agency disclosure brochure and a photo release. Homes built before 1978 also need the lead-based paint disclosure. Everything is listed in your dashboard, and you upload the signed copies there.
