Deer Valley and Empire Pass
Deer Valley rises from Snow Park at the base, the name of the ski area that operated here from 1946 to 1969, to Empire Pass at upper elevations. The housing is mostly large single-family homes, townhomes and ski-in, ski-out condominiums. Buyers are mainly second-home owners looking for resort access and HOA-managed services.
Park Meadows
Park Meadows spreads across the flatter valley floor north of Old Town, near the Park City Golf Club and the city's schools. Thaynes Canyon

Flat rate vs percentage
What a flat rate changes in Park City
A traditional listing agent is paid a percentage of whatever your home sells for, so the fee climbs with the sale price even though the work does not. - Park City defines a nightly rental as renting a dwelling for fewer than 30 days to one party, and every nightly rental needs a license from the city's finance department. Whether nightly rentals are allowed at all depends on the zoning of the parcel, and many HOAs and subdivisions add their own restrictions. Owners are responsible for parking, trash and noise rules, and complaints go to code compliance or police. Buyers should check the city zoning map, confirm with the nightly rental office, and read HOA documents before counting on rental income.
- No. Kimball Junction, along with areas such as Jeremy Ranch, Pinebrook and Canyons Village, is in the Snyderville Basin of unincorporated Summit County, even though many of these homes use a Park City mailing address. That means Summit County, not Park City, handles zoning, building permits and nightly rental rules there. Since 2021, the county's High Valley Transit district has run bus service in the basin, though Park City Transit's Electric Xpress connects the Kimball Junction Transit Center to Main Street. Schools are generally in the Park City School District.
